The Thirty-First

Why the Villa Is the Venue

There is one night of the year when the cost of a hotel room stops being the relevant number, and it is this one. On the thirty-first you are not buying a bed. You are buying a room large enough to hold everyone you came with, at the hour when you actually want them in it.

Goa understands this better than anywhere else in India, which is why it fills while the hill stations empty. The water is still warm enough to swim at the end of December. The roads, however, are not: from around nine on New Year's Eve the coast road stops moving and does not start again until the small hours. A villa you are already standing in solves a problem that no amount of money solves once the evening has started.

What follows is ten villas we would put a group in for the thirty-first — seven in Goa, three within a drive of Mumbai for anyone who would rather not fly. Every one has a private pool inside its own gate. None of them is shared with another booking. And the most expensive is not the best reviewed, which is the single most useful thing on this page.

Villa 01 of 10

Oceanic Sunsets

Reis Magos, North Goa · Rated 4.9

Rated 4.95 BedroomsSunset Facing

If the brief is that the thirty-first should look like something, start here. Oceanic Sunsets sits at Reis Magos facing west over the Mandovi, which means the last sunset of the year happens from your own terrace rather than from a beach shoulder-to-shoulder with four thousand people.

It is the highest-rated villa in our Goa collection at 4.9, and the most expensive on this list — which is the honest trade. Five bedrooms, so the economics work only if you fill it. For a group of ten who want one night done properly rather than three done cheaply, nothing else we hold in Goa competes.

Villa 02 of 10

Villa Supan

North Goa · Rated 4.7

Rated 4.77 BedroomsRiverside Garden

Villa Supan is the arithmetic answer on this list. Seven bedrooms at a rate below villas here with five, and a 4.7 rating that says the saving is not coming out of the stay. Run it across a group of fourteen and the per-head figure lands lower than most hotel rooms in North Goa over New Year.

The garden is the reason to take it for the thirty-first rather than any other night — it runs down towards the water and it is big enough for a sit-down dinner, a bonfire and a sound system without any of the three getting in the way of the others. Tell us if you are planning all three; some of it needs clearing in advance.

Villa 03 of 10

Lavender Villa

Candolim, North Goa · Rated 4.5

Rated 4.57 BedroomsCandolim

Candolim is the compromise position between the quiet of the north and the noise of Baga, and Lavender Villa is the largest villa we hold in it. Seven bedrooms, a private pool, and a location where the things you might want to walk to are actually walkable.

That matters more on the thirty-first than on any other night of the year, because Goa's roads stop working around nine and do not start again until two. A villa you can leave on foot, and come back to on foot, is worth paying for in a way that is difficult to appreciate until you have spent ninety minutes in a taxi that has not moved.

Villa 04 of 10

Sacri Borod Hill 8

North Goa · Rated 4.9

Rated 4.95 BedroomsHill Setting

Sacri Borod Hill 8 carries a 4.9 and sits up off the coast road, which buys you the one thing that is scarce in Goa at the end of December: silence when you want it. The pool is yours, the hill is quiet, and the beaches are still a short drive when you want the other thing.

It is part of a cluster, which is the detail worth knowing if your group is larger than one villa. Sacri Borod Hill 5 sits alongside it at the same rating, so two groups can take the two and still eat together. Ask us about both on the same dates rather than booking one and hoping.

Villa 05 of 10

Villa Altona

Bardez, North Goa · Rated 4.6

Rated 4.66 BedroomsBardez

Villa Altona is the villa we hand to a group of twelve who have not decided yet whether this is a party or a holiday. Six bedrooms in Bardez, a private pool, and enough separation between the common rooms and the bedrooms that the people who want to sleep at one can.

That is a real consideration on New Year's Eve and it is the one most groups forget. Mixed-age groups — parents, small children, and whoever intends to be up until four — need a villa with distance built into it. This one has it.

Villa 06 of 10

Maison 9

North Goa · Rated 4.7

Rated 4.76 BedroomsStrong Value

Maison 9 is six bedrooms at a rate that normally buys four, rated 4.7. On a list where New Year pricing does what New Year pricing does, it is the villa that makes a twelve-person trip possible rather than theoretical.

Take it if the group is large, the budget is finite and nobody is willing to share a room — which is most groups, most years. The pool is private, the kitchen takes a meal package, and the thirty-first can be as quiet or as loud as you make it.

Villa 07 of 10

Villa Nimaya

North Goa · Rated 4.9

Rated 4.95 BedroomsBest Value on the List

Here is the one worth reading twice. Villa Nimaya holds a 4.9 — the same rating as Oceanic Sunsets, the showpiece at the top of this list — at roughly a third of the nightly rate. Five bedrooms, private pool, North Goa.

We put this on the list precisely because the expensive villa is not automatically the better one, and the guest scores say so plainly. If your group is ten and your budget is the constraint, look at this before you look at anything else here. It is also, for that reason, the first villa on this list to go.

Villa 08 of 10

Zenith Villa

Lonavala, Maharashtra · Rated 4.7

Rated 4.712 Bedrooms2 Hrs from Mumbai

Not everyone is flying. Zenith Villa is twelve bedrooms in Lonavala at a rate that makes the Goa villas on this list look like a different category of purchase, and it is two hours from Mumbai on the Expressway.

Rated 4.7, which is high for a villa this size — the larger the villa, the more there is to go wrong, and most of them review lower. For a group of twenty-four who want the thirty-first together, in one building, without an airport in the plan, this is the one we recommend first.

Villa 09 of 10

The Glen

Lonavala, Maharashtra · 12 Bedrooms

12 BedroomsPet FriendlyCelebrations

The Glen is the largest villa we hold in Lonavala and the one booked for the parties people still talk about in March. Twelve bedrooms, a private pool, and common spaces built so that thirty people can eat in one room.

It is also pet friendly, which over New Year solves a problem that otherwise costs people the trip. If you are planning a function rather than a stay — outside catering, a DJ, day guests beyond your booked headcount — all of that has to be agreed with us before the balance is paid, not mentioned on arrival.

Villa 10 of 10

12BHK Gatsby House

Alibaug, Maharashtra · Rated 4.6

Rated 4.612 BedroomsKonkan Coast

If the group is large but the hills are not the mood, 12BHK Gatsby House is twelve bedrooms on the Alibaug coast — sea air, warmer nights than Lonavala in December, and the Mandwa ferry instead of the Expressway.

Alibaug over New Year is the quieter half of the Mumbai weekend belt, which is exactly why some groups prefer it. Rated 4.6 at this scale. Come by ferry if the forecast allows: it turns the journey into part of the trip rather than the price of it.

Before You Book

Five Things to Settle First

The real headcount, including day guests. Villas are priced and staffed on the number of people sleeping there. Friends arriving for the evening only are the single most common cause of a difficult conversation on the thirty-first. Tell us the full number when you enquire and it stops being an issue.

Sound, and until when. Every villa owner sets their own rule and New Year is the night it gets enforced. If a DJ or a sound system is part of the plan, say so before you pay the balance rather than after.

Who is cooking. A meal package is available at every villa, cooked on site by the villa's own chef and charged per person per day. Outside catering is allowed at some villas and not at others. Either way the menu and the headcount want agreeing in advance, not at six in the evening.

Minimum nights. Most villas sell the New Year period as a block rather than as single nights. Ask us what the minimum is on your dates before you fix flights.

Bedrooms against bathrooms. Twenty-four people sharing eight bathrooms is a different morning from twenty-four sharing twelve. Tell us the headcount rather than the number of rooms and we will match it properly.

Frequently Asked

What You Need to Know

Where is the best place to spend New Year in Goa?

North Goa if you want the restaurants, the markets and things within walking distance — Bardez, Candolim, Anjuna and Assagao. South Goa if you want quiet beaches and an early night. Our North Goa villas and South Goa villas both have private pools in every property.

Is a villa better than a club for New Year's Eve?

For a group, almost always. A club charges per head for a cover that buys you a crowded room; a villa splits one rate across everyone and the room is yours. The practical argument is the roads: Goa's traffic seizes up from around nine on the thirty-first, and a villa means you are already where you want to be.

How far in advance should I book for New Year?

Three to six months for Goa, and the best-rated villas go first. If you are reading this in late October you are not too late, but you are no longer early — send us dates and a headcount today rather than next week.

Can we have a DJ, outside catering or day guests?

Often yes, but every one of those needs clearing with us in advance rather than on arrival. Each villa owner sets their own rules on sound, timings and headcount, and New Year is the night those rules are enforced. Tell us the plan when you enquire and we will tell you which villas allow it. Message us on WhatsApp.

Do all the villas have a private pool?

Yes. Every villa in the Stay Ananta collection has its own private pool inside the property, for your group alone, with no shared access and no time slot to book. We have not listed a property without one since 2017.

Are the pools heated?

In Goa it does not matter — the water is comfortable at the end of December, which is a large part of why the state fills up while the hill stations empty. In Lonavala and Alibaug it does matter in late December; heating is a paid add-on at several villas, so ask us about the specific one.

Is food included?

A meal package is available at every villa, cooked on site by the villa's own chef and charged separately from the tariff, at a set rate per person per day. In Goa many groups eat out instead. For the thirty-first specifically, agree the menu and the headcount when you book — not on the day.

What about a New Year trip near Mumbai or Pune instead?

Lonavala and Alibaug are the two that work without a flight. Zenith Villa and The Glen are the largest in Lonavala; 12BHK Gatsby House is the Alibaug equivalent. All three take a group of twenty-four or more.

How do I check availability and book?

Open any villa on this page — its own page carries a live calendar showing which nights are free and the rate for those dates, and takes the booking directly. Or send us your dates, headcount and destination on WhatsApp at +91 9115127778 and we will come back with two or three that fit.
