Applicability

These Terms constitute a legally binding agreement between you (“you”, “guest” or “customer”) and Stay Ananta (“we”, “us”, “our”). They govern your use of our website, booking platform, and vacation villa rental services.

Additional policies — such as our Privacy Policy, Cancellation Policy, and individual Villa House Rules — may also apply and are incorporated herein by reference. By proceeding with a booking, you confirm that you have read, understood, and agree to all applicable terms.

Eligibility & Account Registration

• Only persons who are legally capable of entering into contracts under applicable Indian law may use our services.
• If account registration is required for your booking, you agree to provide accurate, complete and up-to-date information and maintain confidentiality of your account credentials.
• You are solely responsible for all activity that occurs under your account.
• Stay Ananta reserves the right to suspend or terminate accounts that provide false or misleading information.

Booking Policy

• A booking is only confirmed once payment of the advance amount (as per the specific villa’s rate) is received and we issue a booking confirmation voucher.
• Bookings are non-transferable without our prior written consent.
• The number of guests and any extra adults or children must be disclosed at the time of booking and must match at check-in.
• Any discrepancy in guest count at check-in may result in additional charges or denial of entry at the management’s discretion.

Rates, Payment & Taxes

• Villa rental rates will be as specified at the time of booking and are subject to change without prior notice for future bookings.
• All payments must be made to our authorized business bank account or via our authorized payment gateway. Transfers to personal accounts are not acceptable and may not be recognised by us.
• You agree to pay all applicable taxes, levies or government charges, even if imposed after the booking was made.
• If there is a short-charge due to error or omission, we reserve the right to recover the difference or cancel the booking.
• Prices displayed on the website are inclusive of base villa charges unless otherwise stated. GST and other applicable taxes will be added at checkout.

Check-In & Check-Out

• Standard Check-In Time: 2:00 PM
• Standard Check-Out Time: 11:00 AM
• Early check-in or late check-out requests are subject to availability and may incur additional charges.
• Guests must carry a valid government-issued photo ID at the time of check-in. Non-Indian nationals must carry a valid visa and passport.
• Failure to check out by the stipulated time may result in additional night charges being levied.

Guest Responsibility & Use of Property

Guests are expected to treat every Stay Ananta property with the same care and respect they would their own home. The following rules apply to all stays:

• The villa is booked for holiday purpose only, unless otherwise specified in writing. Events, parties or large gatherings must be disclosed at booking and require written approval.
• Damage, misuse or removal of furnishings, equipment or amenities will be charged and may lead to forfeiture of the security deposit.
• The total number of guests and visitors shall not exceed the confirmed booking without prior written approval.
• Activities that disturb the neighbourhood — including excessive noise, illicit behaviour or unapproved gatherings — are strictly prohibited.
• We reserve the right to terminate a stay without compensation if house rules or these Terms are violated.
• Guests are responsible for the safety and supervision of children and elderly members in their group at all times, particularly around pools and outdoor areas.

Cancellation & Refund Policy

• Cancellations by the guest are subject to our cancellation terms specified at the time of booking.
• Refunds, if applicable, will be processed in accordance with the payment method used, after deduction of applicable cancellation charges.
• Partial payments may be non-refundable as per the specific booking terms.
• In the event we are unable to honour a booking due to property unavailability, we will offer either an alternate villa of similar standard or a full refund.
• No-show bookings (where guests do not arrive without prior cancellation) may result in full forfeiture of the booking amount.

Security Deposit & Damage Charges

• Where applicable, you may be required to pay a refundable security deposit prior to check-in.
• The property will be inspected post-check-out. Any damage, additional cleaning requirements or missing items may be charged against the deposit or billed separately.
• If repair or replacement costs exceed the deposit amount, you will be liable for the balance within 7 days of demand.
• Security deposits will be refunded within 72 hours of check-out, subject to satisfactory property inspection.

Refunds

• Refunds will be credited to the same payment instrument from which the original payment was made, unless otherwise agreed in writing.
• Bank or payment processing charges and any applicable currency conversion differences may be deducted from the refund amount.
• Refund processing may take 5–10 business days depending on your bank or payment provider.
• Stay Ananta is not responsible for delays caused by banking institutions or payment gateways beyond our control.

Limitation of Liability & Indemnity

Stay Ananta acts as a facilitator between property owners and guests. While we take every measure to ensure the quality and safety of listed properties, please note:

• We shall not be liable for loss, theft, damage, injury or accident occurring at the villa or during your stay, unless directly caused by our negligence.
• We are not responsible for force majeure events including but not limited to natural disasters, power outages, regional restrictions or other circumstances beyond our reasonable control.
• You agree to defend, indemnify and hold us harmless from any claims, losses, damages or costs arising from your breach of these Terms or your negligent, willful or unlawful use of the property.

Intellectual Property & Content

• All material on our website — including text, images, logos, layouts and villa descriptions — is the property of Stay Ananta or licensed to us.
• You may not reproduce, modify, distribute or create derivative works from any of our content without our express written permission.
• If you believe any content on our site infringes your intellectual property rights, please notify us at info@stayananta.com with appropriate documentation.

Modifications to Terms

• We may revise or update these Terms from time to time at our sole discretion.
• Continued use of our services after any such change constitutes your acceptance of the updated Terms.
• We will publish the updated version on our website and indicate the “Last Updated” date at the top of this page.
• We encourage you to review these Terms periodically to stay informed of any changes.

Governing Law & Dispute Resolution

• These Terms are governed by and construed in accordance with the laws of India.
• Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts in Mumbai, Maharashtra.
