Nine Bedrooms for the Price of Five: Large-Group Villas in Nashik
Start with the number that does not look right
Mount Brook is a nine-bedroom house in Nashik, rated a straight 5.0 by guests, at around ₹32,000 a night.
That is less than both of the eight-bedroom houses in the district. It is less than all three of the seven-bedroom ones. On the coast, ₹32,000 is a comfortable five-bedroom villa. Here it is nine bedrooms and the highest guest rating we have.
Per bedroom, that works out at roughly ₹3,550 a night. We do not have another house anywhere in the collection that gets close to that at this size and this rating.
If you are moving a large group and the budget is the binding constraint, this is where to start. Our 9 BHK villas in Nashik page is a short list, and Mount Brook is on it.
Why one house beats two
The case for keeping a large group under one roof is not really about money, though the money helps.
- One kitchen, one meal time. Food is cooked on site by the villa’s own chef. Across two houses you are running two menus, two headcounts and two serving times.
- One caretaker who knows the whole group. Requests, timings and problems go to one person instead of being relayed between two properties.
- One pool everyone is actually at. Split a group and half of it is always somewhere else.
- No cars shuttling between houses. In Nashik the properties sit well apart, often on farm roads. That drive adds up over a weekend.
- One bill. Settling one tariff and one meal package is considerably easier than reconciling two.
What else is available at size
Nashik runs from two bedrooms to nine. The large end is small in number but unusually good value, and it is worth knowing what sits where before you start looking at photographs.
| Size | Houses | Worth knowing |
|---|---|---|
| 9 bedrooms | 1 | Mount Brook — rated 5.0, and the value outlier of the whole collection |
| 8 bedrooms | 2 | Both cost more per night than the nine-bedroom house |
| 7 bedrooms | 3 | Includes Villa Wine, ten bathrooms to seven bedrooms, at around ₹110,000 |
| 6 bedrooms | 4 | The practical size for twelve to eighteen guests |
| 5 bedrooms | 9 | 5 BHK villas in Nashik — ten to sixteen guests |
| 4 bedrooms | 23 | 4 BHK villas in Nashik — the most-booked size here by a wide margin |
There are also two 8 BHK villas in Nashik if the nine-bedroom house is taken for your dates, which through the winter it often is.
The number most people forget to check
For a full house, bathrooms matter more than bedrooms, and Nashik happens to be the best-plumbed destination in our collection. Some examples, all verifiable on the villa pages themselves:
- Bellissimo Panorama — six bathrooms to three bedrooms
- Vayu Farm — six to four
- Coco Palms — six to four
- Le Bon Horizon — six to four
- Villa Wine — ten to seven
Three bedrooms with six bathrooms is a different holiday from three bedrooms with three. If you are filling a house to capacity with extra mattresses, check that figure before you look at anything else.
Rated, and rated well
Six houses in Nashik carry a straight 5.0 from verified guest stays: Mount Brook, Montara View, Hideaway to Heaven, Pearl Lakeview Mansion, Lake Arches and Farmhouse Retreat. Another fourteen sit at 4.8 or 4.9.
That is the strongest run of ratings in any destination we list, and it is the reason we point large groups here first rather than to the better-known hill stations.
If the group is smaller, or the budget is tighter
The entry point in the district is The Glasscape at about ₹12,600 a night — two bedrooms, and the cheapest house in Nashik. Green Grove and Luna Villa follow. At the other end sit Villa Wine at around ₹110,000 and Forest Pearl at about ₹78,900.
One thing to settle before you book a large group: decide whether you want the vineyard side or Igatpuri. They are 45 km apart and peak in opposite seasons — the monsoon for the ghats, October to March for the wineries. Our Nashik villas page covers both, and villas in Igatpuri lists the lake side on its own.
Practical notes for a big group
- Book the winter early. October to March is peak on the vineyard side, and the large houses go first.
- Agree the meal package when you book, not on arrival. It is charged per person per day, separately from the tariff, with a reduced rate for children. For twenty people, the kitchen needs the headcount in advance.
- Plan on cars. The wineries, Trimbakeshwar and Panchavati are spread out, and the villas sit outside town.
- Allow for the Kasara ghat. It is slow in heavy rain and at weekend peak. Leave early on a Friday.
- Send the location pin, not the villa name. Several of these houses are at the end of farm roads.
- Ask about events. If the trip is a birthday or an anniversary rather than just a weekend, say so when you enquire — it changes which houses we suggest.
What a large group actually needs from a house
Bedrooms and bathrooms are the headline numbers, but four others decide how a big weekend actually goes, and none of them are on the photographs.
Extra mattresses, and where they go
Most houses here will lay out an extra mattress in a bedroom on request, which is how a nine-bedroom villa sleeps more than eighteen. It is worth asking which rooms take one comfortably and which do not — a mattress in a room with no floor space is a worse night than a sofa in the living room.
Parking, and how many cars you are really bringing
Twenty people from Mumbai is usually four or five cars. Several Nashik properties sit at the end of a farm track with limited turning space, so the number of cars a house takes is a real constraint rather than a detail. Tell us the car count when you enquire.
Accommodation for drivers and staff
If you are travelling with drivers or your own help, most houses can accommodate them at an additional cost, typically for a limited number of people. Settle this when you book rather than on the night — it is one of the most common arrival-day problems we deal with.
Somewhere for the group to be together after dark
A large group needs one indoor room everyone fits into, because the evening does not happen by the pool in December. Look for a living room with real seating, or a second living space, rather than assuming the lawn will do the work.
Other destinations for a large group
If the dates do not work in Nashik: villas in Karjat runs to thirteen bedrooms on one property, villas in Alibaug goes to ten, and villas in Lonavala is the largest collection we have on the Mumbai–Pune side.
