The Goa 5BHK Edit
Five Bedrooms, and the Sea Nearby
Five bedrooms is the size most groups book in Goa — ten to eighteen guests, two or three families, or the friends’ trip that has been planned since January. A 5BHK villa in Goa with a private pool is also the band where the state’s price spread is widest, and where knowing what you are paying for matters most.
Every villa here is a whole private villa on rent, not a room in one. Your group, your pool, your kitchen, your staff and nobody else on the property. Each has five bedrooms and its own swimming pool, and each was chosen on what guests actually scored it — four of the ten hold a 4.9.
Two things decide a Goa booking more than the villa does. The first is North Goa or South Goa — busy and walkable against long, empty beaches. The second is the calendar: mid-December to early January is the most expensive fortnight of the Goan year, and the monsoon the cheapest by a wide margin. Rates shown are starting rates as of October 2026 and move with season and dates.
Villa 01 of 10
Villa Nimaya
Goa · 5 Bedrooms
If you read one page of this issue, make it this one. Villa Nimaya holds a 4.9 rating at ₹27,000 a night — the other three 4.9-rated five-bedroom villas in Goa start at ₹67,000. That is not a small gap; it is forty thousand rupees a night for the same guest score.
Five bedrooms, six bathrooms — one spare, which shows on a Sunday morning — a private pool, Ananta Noir, and the Guest Favourite mark, which we only apply when people book a villa again. For a group of fourteen it works out around ₹2,000 a head. This is the villa we recommend most often in Goa at this size, and it is the first to go.
Villa 02 of 10
Oceanic Sunsets — Reis Magos
Reis Magos, North Goa · 5 Bedrooms
Oceanic Sunsets carries nine bathrooms for five bedrooms — the most generous ratio of any villa in this issue, and close to the most generous we list anywhere. Four spare bathrooms sounds absurd until you have eighteen people in a villa getting ready for dinner at the same time.
It sits at Reis Magos in North Goa, on the hillside above the Mandovi, with the fort below and Panjim across the water. Rated 4.9 at ₹80,000 a night, it is the most expensive villa in this edit and it is built for the trip that is the occasion rather than the holiday. Book it three to six months out for the December window.
Villa 03 of 10
Sacri Borod Hill 5
Goa · 5 Bedrooms
Sacri Borod Hill 5 is one of two villas we list inside the same hillside estate, both rated 4.9. Five bedrooms, five bathrooms, a private pool, and ₹67,000 a night.
The estate setting is the point here, and it solves a problem that comes up constantly in Goa: a group too large for one villa that does not want to be split across the state. Take this one together with Hill 8 on the next page and your two halves are a short walk apart, on the same grounds, with the same staff and the same standard.
Villa 04 of 10
Sacri Borod Hill 8
Goa · 5 Bedrooms
Sacri Borod Hill 8 is the sister villa to Hill 5, also rated 4.9, at ₹72,100 a night. Five bedrooms, five bathrooms, its own private pool — not a shared one.
Booked together, the two villas take a group of up to thirty-six across one estate, which is the cleanest solution in Goa for a wedding party, a large family gathering or a company offsite that needs to feel like one group rather than two. Tell us the full headcount and we will quote both and tell you honestly whether you need them.
Villa 05 of 10
Ishavilas
Goa · 5 Bedrooms
Ishavilas is the sensible middle of this list — rated 4.8 at ₹40,000 a night, five bedrooms, five bathrooms and a private swimming pool. Half the price of the estate villas, and the gap in guest rating is one tenth of a point.
This is the villa we suggest when a group cannot agree on how much to spend. It handles a family holiday, a friends’ trip and a small offsite equally well, and at this rate it leaves room in the budget for the things Goa is actually for.
Villa 06 of 10
Villa Azul
Goa · 5 Bedrooms
Villa Azul is rated 4.8 at ₹43,000 a night, with five bedrooms, five bathrooms and a pool the villa is laid out around rather than merely next to. In Goa that distinction is the whole holiday — most days end up being spent within ten metres of the water.
Worth knowing: pool heating is irrelevant here and no Goan villa needs it. Even at the end of December the water is comfortable, which is exactly why the state fills up while the hill stations empty.
Villa 07 of 10
Estate de Escobar
Goa · 5 Bedrooms
Estate de Escobar is the Portuguese-estate entry in this edit — five bedrooms, five bathrooms and a private pool on proper grounds, rated 4.6 at ₹65,000 a night.
Goa has two kinds of villa and people rarely realise it until they arrive: the standalone villa on a village lane, and the villa inside a managed estate with gates, grounds and groundskeepers. This is firmly the second kind. For a group that wants space around the villa rather than neighbours beside it, that is worth paying for.
Villa 08 of 10
Moonstone Villa
Goa · 5 Bedrooms
Moonstone Villa is the one with the rooftop jacuzzi, and in Goa that is a better amenity than it sounds — the evenings are warm from October to March and the roof is where everyone ends up after dinner. Five bedrooms, seven bathrooms, a private pool, ₹42,500 a night.
Ananta Noir, and it carries the Guest Favourite mark, which means people came back. Rated 4.5 — lower than the villas above it, but with two spare bathrooms and a feature none of them have. For a friends’ group of sixteen, that trade is usually the right one.
Villa 09 of 10
The White Whale
Goa · 5 Bedrooms
The White Whale opens this edit at ₹26,000 a night and is the only villa on the list that belongs to our Luxe Collection, the top tier of the whole Stay Ananta portfolio. A Luxe villa at the lowest rate in the band is an unusual combination.
Five bedrooms, six bathrooms — one spare — and a private pool. Across sixteen guests it is the best per-head figure in this issue by a clear margin. If the budget is the constraint and you still want the top tier, this is the page to come back to.
Villa 10 of 10
Cliffhouse
Goa · 5 Bedrooms
Cliffhouse rounds out the edit with five bedrooms, seven bathrooms and a private pool at ₹41,000 a night, rated 4.5.
Two spare bathrooms at a mid-range rate is the reason it is here. For a group of friends rather than a family — where nobody is sharing a bathroom with anybody they are related to — the ratio matters more than another tenth of a point on the rating. Worth asking about when Villa Nimaya is gone.
Why Stay Ananta
The Promise Behind the Platform
We have never listed a property without a private pool. Not once since 2017, and not as a marketing line — as a rule that has cost us villas we would otherwise have taken. If a villa appears on Stay Ananta, the pool inside its gate belongs to your group for the length of your stay.
Everything else follows from that. You book the whole villa, so there is no reception, no corridor and no other guests. There is staff on site and housekeeping. A meal package is available, cooked in the villa’s own kitchen by its own chef, charged separately and priced per person per day — and Goa is the one place where plenty of groups skip it and eat out instead, which we will happily tell you to do.
What we will not do is let you book the wrong villa. If your headcount suits a cheaper one, we say so — and on this list the best-rated villa is forty thousand rupees a night below the ones that match it. Tell us the group size, your dates and whether you want north or south, and we will come back with two or three — not ten.
Frequently Asked
What You Need to Know
Which are the best 5BHK villas in Goa with a private pool?
Four hold a 4.9: Villa Nimaya, Oceanic Sunsets at Reis Magos, Sacri Borod Hill 5 and Hill 8. Villa Nimaya is by far the cheapest of the four. The full list is on our 5 BHK villas in Goa page.
How many people fit in a 5BHK villa in Goa?
Ten to fourteen guests comfortably across five bedrooms, and around eighteen with extra mattresses. Check the bathroom count too — it ranges from five to nine across this edit.
What is the cheapest 5BHK villa in Goa?
The White Whale at ₹26,000 a night — and it is the only villa on this list from our Luxe Collection. Villa Nimaya is ₹1,000 more and rated higher.
Which villa has the most bathrooms?
Oceanic Sunsets — nine bathrooms for five bedrooms. Moonstone Villa and Cliffhouse have seven.
Can I book two villas for one large group?
Yes — Sacri Borod Hill 5 and Hill 8 sit inside the same hillside estate, each with its own private pool. Booked together they take up to thirty-six guests without splitting the group across the state.
Should I stay in North Goa or South Goa?
North Goa for restaurants, markets and nightlife, with Mopa the nearer airport. South Goa for long empty beaches and quiet, with Dabolim nearer. Most groups of fourteen choose north.
Are the pools heated?
No, and they do not need to be. Even at the end of December the water in Goa is comfortable — which is exactly why the state fills while the hill stations empty.
When is the cheapest time to book a villa in Goa?
The monsoon, June to September, by a wide margin. October to February is high season, and mid-December to early January is the most expensive fortnight of the year — book that three to six months ahead.
Is food included in a Goa villa booking?
A meal package is available at every villa, cooked on site by the villa’s own chef and kitchen staff, charged separately at a set rate per person per day. Goa is the one destination where many groups take breakfast at the villa and eat dinner out — tell us which and we will set the package to match.
