Three bedrooms is the size two or three couples, a family, or a group of six to eight book. Every villa we list in South Goa is a three-bedroom one, so this page is the whole of our South Goa collection. Each is a whole private villa: your group, your pool, your kitchen, your staff, and nobody else anywhere on the property. You book the villa, never a room in it.
South Goa is the quiet half of the state. Long, thinly used beaches, far less building, no night market, and villages rather than strips. People who have done North Goa once and found it crowded come here the second time.
Six to eight guests across three bedrooms, with extra mattresses taking a couple of them higher. Exact capacity and the bathroom count are on each villa's own page.
If your group is larger than eight, South Goa will not have it — this page is all we hold here. The nearest options at that size are in four bedrooms across Goa, which is mostly North Goa and a much deeper collection.
Acacia Skies is ₹11,000 a night and rated 4.8. It is simultaneously the cheapest villa in this band and the joint best-rated, which almost never happens. One of our top beach villas, and part of the Most Desired Collection. It clears first on most dates.
Riverside Oasis is ₹14,500 and also rated 4.8. Also a top beach villa and in the Most Desired Collection. Take this one if Acacia Skies is gone on your dates, or if you want the river setting its name suggests.
Casa De Fiesta is ₹22,000, rated 4.6, a top beach villa and a guest favourite, in the Ananta Noir tier. It is twice the price of Acacia Skies, so this is the one to choose when you want the most finished villa in South Goa rather than the best-value one.
Isle View matches Acacia Skies on price at ₹11,000, rated 4.1, in the Ananta Élite tier. Worth asking about when Acacia Skies is taken and you want to hold the same rate.
| Villa | Starting rate per night |
|---|---|
| Acacia Skies | ₹11,000 |
| Isle View | ₹11,000 |
| Riverside Oasis | ₹14,500 |
| Casa De Fiesta | ₹22,000 |

Goa is the most seasonal market we operate in. Mid-December to early January is the peak and rates there bear little relation to the figures above; October to February is high season; the monsoon from June to September is the cheapest time to book a villa in Goa by a wide margin.
South Goa is the cheaper half at this size. The lowest three-bedroom rate in North Goa is ₹14,000; here it is ₹11,000, and more than one villa sits at that figure. For a family of six on a week's holiday that difference is a day and a half of the trip.
Yes — every one has its own pool, inside your gate, yours from check-in to check-out. Not shared, no slot to book, no hotel deck. Stay Ananta has never listed a property without a private pool since 2017, across 40 locations.
Pool heating is not standard in Goa and is not needed — even in December the water is comfortable, which is the main reason Goa books out in winter while the hill stations do not.
| South Goa | North Goa | |
|---|---|---|
| Rates at 3 BHK | ₹11,000–₹22,000 | ₹14,000–₹36,000 |
| Character | Quiet. Long empty beaches, villages, very little built up | Busy. Restaurants, markets, nightlife, shopping |
| Suits | Families with small children, couples, anyone who wants to read | Friends, first-time visitors, anyone who wants to go out |
| Airport | Dabolim is nearer | Mopa is nearer |
| Best rate | ₹11,000 at 4.8 | ₹14,000 at 4.0 |
South Goa wins on price, quiet and beaches. North Goa wins on choice and on having somewhere to go in the evening. If you want the busier half, see our three-bedroom villas in North Goa — a wider choice, including the only 5.0-rated three-bedroom villa in the state.
Yes — meal packages are available and work the same way across the collection. Food is cooked on site by the villa's own chef and kitchen staff, charged separately from the tariff, at a set rate per person per day with a reduced rate for children. Goan, North Indian and continental menus, vegetarian and non-vegetarian.
Take the package more seriously here than you would in the north. South Goa has far fewer restaurants, the good ones are spread out, and several beach shacks shut for the monsoon. Breakfast and dinner at the villa with one or two meals out is the pattern that works. Tell us how you want to handle it and we will set the package to match.
| Season | Months | What to expect |
|---|---|---|
| Peak | Mid-December–early January | Christmas and New Year. The most expensive two weeks of the year; book three to six months ahead |
| High | October–February | Dry, warm days, cool evenings, calm sea. Quieter here than in the north even at the top of the season |
| Shoulder | March–May | Hot and humid. Noticeably cheaper; the pool earns its keep |
| Monsoon | June–September | Heavy rain, green everywhere, most shacks shut. The cheapest villa rates of the year |
This is a small set. Book four to six weeks ahead for a high-season weekend, and three to six months for Christmas and New Year — once they go, there is no fallback in South Goa.
Dabolim is the closer airport for South Goa, with direct flights from Mumbai, Delhi, Bengaluru and Hyderabad; Mopa, the newer airport, is well to the north. Madgaon (Margao) is the main railway station and the Konkan Railway runs down from Mumbai overnight.
By road it is roughly 600 km and ten to twelve hours from Mumbai, or about 450 km and eight to nine hours from Pune. Hire a car or scooters once you are there — South Goa is more spread out than the north and a villa without wheels will feel remote.
The beaches are the reason to come: Colva, Betalbatim and Majorda in the middle, Palolem and Agonda further south with the headlands around them, Cavelossim and Mobor out on the Sal river spit, and Butterfly and Honeymoon beaches reachable only by boat from Palolem.
Beyond the beaches: the Cabo de Rama fort on the cliffs, the Portuguese mansions at Chandor and Quepem, the Saturday night market at Arpora if you are willing to drive north, Dudhsagar Falls inland in and after the monsoon, and the spice plantations near Ponda. Most groups of six do two beach days, one drive and several days of nothing at all, which is the point of South Goa.
From ₹11,000 to ₹22,000 a night. Every villa we list in South Goa is a three-bedroom one, so this page is the whole of our South Goa collection, and every one has its own private pool.
Acacia Skies. It is the cheapest at ₹11,000 and the joint best-rated at 4.8, which almost never happens in the same villa. Riverside Oasis matches the 4.8 at ₹14,500.
Casa De Fiesta at ₹22,000, rated 4.6 — twice the price of Acacia Skies. Take it if you want the most finished villa in South Goa; take Acacia Skies if you want the best value.
Six to eight across three bedrooms, with extra mattresses taking a couple of them higher. If your group is larger than eight, South Goa will not have it — look at four-bedroom villas across Goa instead.
Yes, every one. Your own pool inside your gate, yours from check-in to check-out, not shared with anyone.
Pool heating is not standard in Goa and is not needed. Even in December the water is comfortable.
Yes, at this size. The lowest three-bedroom rate in North Goa is ₹14,000; here it is ₹11,000, and more than one villa sits at that figure.
South Goa for long empty beaches, quiet and a lower rate — best for families with small children and for couples. North Goa for restaurants, markets and nightlife, with a wider choice at this size.
Meal packages are available at every villa here, cooked on site by the villa's own chef and charged separately from the tariff. Take it more seriously here than in North Goa — there are far fewer restaurants, they are spread out, and several shacks shut for the monsoon.
October to February is high season and quieter here than in the north. Mid-December to early January is the peak and the most expensive two weeks of the year. March to May is hot but cheaper, and the monsoon from June to September has the lowest rates.
Four to six weeks for a high-season weekend, and three to six months for Christmas and New Year. This is a small set, so once they go there is no fallback in South Goa.
Dabolim — it is the closer of the two for South Goa. Mopa, the newer airport, is well to the north. Madgaon is the main railway station, and the Konkan Railway runs down from Mumbai overnight.
In practice yes. South Goa is more spread out than the north, and a villa without wheels will feel remote. Tell us and we will arrange hire for your dates.
Colva, Betalbatim and Majorda in the middle; Palolem and Agonda further south; Cavelossim and Mobor on the Sal river spit; Butterfly and Honeymoon beaches by boat from Palolem. Inland: Cabo de Rama fort, the Portuguese mansions at Chandor, Dudhsagar Falls and the spice plantations near Ponda.
