How We Chose These
The edge, not the adjective
An infinity pool is the most photographed thing in any villa that has one, and the most frequently claimed thing by villas that do not. A pool with a tiled lip and a view behind it is not an infinity pool. The edge has to be built so the water runs over it, and that is expensive, which is why genuinely having one is rarer than the listings suggest.
Every villa in this edit has a real one. We went through the whole portfolio within driving distance of Mumbai, kept only the villas whose own pages describe an infinity pool, and then applied the same filter we use everywhere: rated 4.7 or higher with at least eight guest stays behind the score. That left these.
They are ordered by nightly rate, from ₹21,500 to ₹92,000. The stay count is printed next to every rating, because a 5.0 from twelve guests and a 4.9 from a hundred and fourteen are not the same claim and should not be read as though they were.
Where they are. Pawna lake has three of them, which should tell you where the best water views near Mumbai actually are. Igatpuri has four, Alibaug two, and one sits at Khopoli, ninety minutes from the city. The real location is on every villa rather than everything filed under “near Mumbai”.
Villa 01 of 20
Casa Lucent
Nashik, Maharashtra · 4 Bedrooms
The least expensive infinity pool in the portfolio by a distance, and it holds a straight 5.0 across twenty-nine stays. Most villas with this pool start at double the rate.
Four bedrooms, five bathrooms, twelve guests, with the pool edge set against open Nashik valley. It is four hours from Mumbai rather than two, and that drive is precisely why the price is what it is.
Villa 02 of 20
Princess Vista Pawna
Pawna, Lonavala · 3 Bedrooms
An infinity edge looking straight down Pawna lake, 4.9 across ninety-two separate stays. That is a lot of people agreeing about one view.
Three bedrooms and four bathrooms makes it small for this list, which is the point — nine guests, one lake, nobody else. Couples and small families take it; a group of fifteen should keep reading.
Villa 03 of 20
Beyond Infinity Pawna
Pawna, Lonavala · 5 Bedrooms
Five bedrooms, six bathrooms, a straight 5.0 across fifty-three stays, and a pool built to vanish into Pawna lake — at thirty thousand a night. On the numbers there is nothing to argue with here.
If you want one infinity-pool villa near Mumbai that asks you to compromise on nothing, this is where to start and most people stop.
Villa 04 of 20
Chitrakoot
Lonavala, Maharashtra · 5 Bedrooms
Five bedrooms, five bathrooms, one per room, and 4.8 across fifty-seven stays. Lonavala proper, so it is the shortest drive of any infinity villa in this edit.
Fifteen guests. The reliable middle of this list — nothing here will surprise you, which is exactly what most groups want.
Villa 05 of 20
Om Anantha
Pawna, Lonavala · 4 Bedrooms
Four bedrooms but room for sixteen, five bathrooms, and 4.9 across thirty-five stays. The most people you can put around an infinity pool at this price.
Pawna lake again, and the third villa on this list to sit on it — which should tell you something about where the best water views near Mumbai actually are.
Villa 06 of 20
Montara View
Igatpuri, Maharashtra · 6 Bedrooms
Six bedrooms, seven bathrooms, and an infinity edge set against the Igatpuri valley. Rated 4.9, though from eleven stays rather than ninety, so weigh it accordingly.
Igatpuri in the monsoon is the best weather anywhere in this edit, and almost nobody books it then. If you can travel between June and September, come here.
Villa 07 of 20
Sarvam Kamshet
Kamshet, Lonavala · 4 Bedrooms
Seven bathrooms against four bedrooms is the most extravagant ratio in this edit, and it carries a straight 5.0 across twenty stays.
Kamshet is paragliding country, quieter than Lonavala town and the same distance out. Twelve guests, and nobody queuing for anything.
Villa 08 of 20
Villa Ekanta
Alibaug, Maharashtra · 4 Bedrooms
The only four-bedroom infinity villa we have in Alibaug, rated 4.7 across twenty-one stays. Coastal rather than lake or valley, which gives the edge a different horizon entirely.
Ten guests. If you want the ferry rather than the expressway and still want the pool, this is the one.
Villa 09 of 20
Nilaya By The Lake
Khopoli, Maharashtra · 5 Bedrooms
Khopoli is the shortest drive in this edit — roughly ninety minutes from Mumbai — and this is the only infinity villa sitting in it. Five bedrooms, seven bathrooms, 4.9.
Ten stays behind that rating, so it is a smaller sample than most here. But if you are leaving town after work on a Friday, nothing else on this list gets you to a pool faster.
Villa 10 of 20
Esperanza
Lonavala, Maharashtra · 5 Bedrooms
One hundred and nineteen stays behind a 4.7, an infinity pool, and a pet policy that works. No other infinity villa near Mumbai has that much evidence behind it.
Five bedrooms, six bathrooms, fifteen guests. If you are bringing a dog and you want the pool the group will actually photograph, the search ends here.
Villa 11 of 20
Pearl Lakeview Mansion
Igatpuri, Maharashtra · 5 Bedrooms
Five bedrooms but space for twenty, and 4.9 across twenty-four stays. The pool looks out over the lake rather than the valley, which in Igatpuri is the better of two very good options.
Worth knowing before you book: twenty guests in five bedrooms means some sharing. If your group wants a bed each, look at Montara View above instead.
Villa 12 of 20
Nature’s Island
Nashik, Maharashtra · 4 Bedrooms
Four bedrooms, five bathrooms, 4.9, and a setting that earns the name — the pool edge reads as though it runs straight into the water around it.
Twelve guests, Nashik, and ten stays behind the rating. A smaller sample than most, so treat the score as promising rather than proven.
Villa 13 of 20
Isolaire
Near Aamby Valley, Lonavala · 5 Bedrooms
Five bedrooms, seven bathrooms and a straight 5.0, up near Aamby Valley where the road climbs and the crowds stop.
Fifteen guests with two bathrooms to spare. Twelve stays behind the score, so a smaller record than Esperanza or Chitrakoot — but nobody has given it less than full marks yet.
Villa 14 of 20
Sunset on the Lake
Igatpuri, Maharashtra · 5 Bedrooms
Eighty-four stays at 4.8. The villa is named after a lake and it genuinely faces it, which is rarer in this market than it ought to be.
Five bedrooms, six bathrooms, twenty guests. Come in the monsoon and the valley is green to the horizon; come in December and the lake is yours.
Villa 15 of 20
Casa Bella Kashid
Kashid, Alibaug · 6 Bedrooms
Six bedrooms, nine bathrooms, twenty-five guests, pets welcome, 4.7 across fifty-six stays. The pool is an infinity edge and the beach at Kashid is better than anything on the Alibaug stretch.
It is about an hour further south than Alibaug proper. That drive is the entire trade, and groups who make it once tend to stop going anywhere else.
Villa 16 of 20
Plazzio
Lonavala, Maharashtra · 7 Bedrooms
Seven bedrooms, eight bathrooms, twenty guests, and a perfect score. At this size an infinity pool stops being a feature and becomes the centre the whole villa is arranged around.
Fifteen stays behind the rating. Not the longest record here, but not one person has marked it down.
Villa 17 of 20
The Ray
Saral, Alibaug · 5 Bedrooms
Five bedrooms, six bathrooms, 4.7, at Saral in Alibaug. The second of only two infinity-pool villas we have on the coast, and the larger of them.
Fifteen guests. If the sea is the point and the budget is open, this and Casa Bella are the two to compare.
Villa 18 of 20
The Nest at Canary Farms
Lonavala, Maharashtra · 5 Bedrooms
Five bedrooms, six bathrooms, 4.7 across thirty-four stays, and a hillside position that does most of the work for the infinity edge.
It sits in our Luxury Collection, which is a different standard of finish rather than simply a higher rate. Fifteen guests.
Villa 19 of 20
Middle Earth
Karjat, Maharashtra · 8 Bedrooms
Eight bedrooms, nine bathrooms, twenty-four guests, and 4.9 across one hundred and fourteen stays. Holding that rating at this scale is considerably harder than holding it in a four-bedroom villa.
The most evidence behind any large infinity villa we have. If the occasion matters and the group is big, this is the safe answer.
Villa 20 of 20
Saya Infinity
Karjat, Maharashtra · 8 Bedrooms
Eight bedrooms, ten bathrooms, twenty-four guests, pets welcome, and a straight 5.0. The villa is named after its pool, which is a promise most places could not keep.
The most expensive villa in this edit. Sixteen stays behind the perfect score — a shorter record than Middle Earth below it in price, so if you want the longer track record, take that instead and spend the difference on dining.
Why Stay Ananta
What you get beyond the keys
We operate across forty locations in India and every villa in the portfolio has a private pool. That is the floor, not a feature we advertise. What changes the trip is everything around it.
In-house dining. A cook at the villa for every meal, cooking to your menu rather than a buffet. Vegetarian, Jain, high-protein, a child who only eats one thing: tell the team in advance and it is arranged before you arrive.
One number, the whole stay. You speak to a person, not a chatbot, from the enquiry to the checkout. If the water pressure fails at eleven at night, the same number answers.
Honest listings. The rate you see is the rate, and the rating you see is the one on the villa’s own page. If a villa is an hour further than you think, we say so on the call rather than letting you find out in the car.
Experiences on request. Bonfires, private celebrations, watersports and local guides, booked through the villa team instead of negotiated at the gate.
Questions
Before you book
Which infinity pool villa near Mumbai is the cheapest?
Casa Lucent in Nashik at ₹21,500 a night, rated 5.0 across twenty-nine stays. Nothing else with an infinity edge comes close on price — the next cheapest is Princess Vista at Pawna, ₹27,000.
Which has the best track record?
Middle Earth in Karjat, 4.9 across one hundred and fourteen stays, and Esperanza in Lonavala, 4.7 across one hundred and nineteen. Those two have far more guest history behind them than anything else here.
What is the difference between an infinity pool and a private pool?
An infinity pool has one or more edges built so the water appears to run off into the view beyond. Every villa we operate has a private pool; only some have an infinity edge, and those are the ones in this edit.
Which are closest to Mumbai?
Nilaya By The Lake at Khopoli is roughly ninety minutes. The Lonavala and Pawna villas — Princess Vista, Beyond Infinity, Chitrakoot, Om Anantha, Sarvam, Isolaire, Plazzio and The Nest at Canary Farms — are about two hours. Villa Ekanta and The Ray are in Alibaug, an hour by ferry plus a short drive.
Are any of them pet friendly?
Esperanza in Lonavala, Casa Bella at Kashid and Saya Infinity in Karjat. Tell us the breed and size when you enquire so the caretaker knows what to expect before you arrive.
We are a group of twenty or more. What fits?
Casa Bella at Kashid takes twenty-five, Middle Earth and Saya Infinity take twenty-four each, and Plazzio, Pearl Lakeview Mansion and Sunset on the Lake take twenty. Saya Infinity has ten bathrooms, which at that size matters more than it sounds.
Is the pool heated?
That varies by villa and by season, and it is not something we will guess at on a listing page. Ask us about the specific villa and dates and we will confirm before you book.
Can you just tell us which one to take?
Send your group size, dates and budget to +91 9115127778. We will come back with two or three rather than twenty, and say which we would pick and why.
Private pool villas across forty locations in India, with in-house dining and one number for the whole stay.
