Four bedrooms is the most-booked villa size in Goa, and it is easy to see why. Eight to twelve guests, one villa, one pool, one garden — two families travelling together, a group of friends, a birthday weekend. They are spread right across the state, every one with a private pool and every one booked as a whole villa.
From around ₹13,500 a night at Villa Springfield to about ₹78,000 at Estate de Frangipani — nearly six times over, at the same bedroom count. No other size in the state gives you that much room to decide how much you want to spend.
Four bedrooms sleeping ten or twelve is where the arithmetic turns in your favour. At the entry end of this collection the whole villa costs less per night than two hotel rooms in Candolim in December, and you get a pool, a kitchen and a garden with it.
Casa Armeh and Kismet Villa both have six bathrooms to four bedrooms. A good number more have five. With twelve guests in the villa, that is the number that decides your mornings.
Not most — all of them. No shared access, no slot to book, no walking past other guests to swim. We have not taken on a property without a private pool since 2017.
Each villa has its own kitchen staff, and most will cook for you on a meal package charged per person per day, separately from the tariff, with a reduced rate for children. Goan home cooking — fish curry rice, xacuti, prawn balchao — is what these kitchens do best. For a group of twelve it is also simply easier than finding a table for twelve every evening.
Open any villa below and its page shows a calendar with the nights that are free and the rate for those dates. In Goa, where December and New Year sell out months ahead, seeing real availability beats waiting on a reply.
Several are rated a straight 5.0: Seaview Serenade, Casa Canto and Igreha – Villa F. More sit at 4.9, including Casa Armeh, Brew & Breeze and Di Mora By The Sea. The proportion rated 4.9 or better at this size is a strong run by any measure.
The same people who answer your first question handle the booking and stay reachable while you are there. Goa has a great many villa listings and very few places where one team sees the stay through.
A 4 BHK villa in Goa runs from around ₹13,500 a night to about ₹78,000. That is the widest band at any bedroom count in the state, so the first thing to settle is your budget rather than your dates.

Villa Springfield is the entry point at around ₹13,500, with Sweet Mango, Oslo, Casa Canto and Brew & Breeze all between ₹21,500 and ₹22,500. The estate villas cluster between ₹33,000 and ₹42,000. At the top sit The White Willow at about ₹65,000 and Estate de Frangipani at about ₹78,000.
In Goa the calendar moves the price far more than the villa does. Mid-December to the first week of January is the peak, and at this size those dates go three to four months ahead.
Casa Armeh and Kismet Villa lead with six. These have five: Oslo, Sweet Mango, Villa Meraki, Casa Brilhante, Seaview Serenade, Moira by the River, Casa Ti Amo and Brew & Breeze. The rest have four, one per bedroom, which is fine for eight guests and tight for twelve.
A good part of this collection sits inside managed estates — Castello, Monforte, Fonteira, Aurelia, Silvio, Colina and Igreha. You get a whole private villa with its own pool either way; the estate adds gated security, staff on site and the freedom to let children out of your sight. Families usually choose the estates. Couples and friends usually choose a standalone villa on a village lane.
| Setting | What it gives you | Villas to start with |
|---|---|---|
| Near the sea | Short walk or drive to the sand, restaurants and shacks | Di Mora By The Sea, Seaview Serenade |
| River-facing | Quieter and cooler, with birdlife; the beaches a short drive away | Moira by the River |
| Green and inland | Privacy, the best value, and the best monsoon stay | Junglebagh, Villa Verde |
| Estate villas | Security, staff, and the most consistent standard | Igreha – Villa F, Aurelia Villa F |
These carry the pet-friendly label at this size: Casa Ti Amo, Villa Springfield, Casa Canto and Di Mora By The Sea. More of our Goa villas accept dogs on request than are formally tagged, since each owner decides, so tell us your dates and that you are bringing one and we will come back with the ones open to it.
| Route | How it works | Best for |
|---|---|---|
| Air to Mopa (GOX) | Manohar International, in the north; closest to the Bardez and Pernem villas | Most of this collection |
| Air to Dabolim (GOI) | The older airport, in the south; about 90 minutes to North Goa | South Goa stays, and more flight choice |
| Konkan Railway | Thivim for the north, Madgaon for the south; taxi onward | Travelling from Mumbai or Mangalore on a budget |
| Road from Mumbai | Roughly 590 km on NH-66, ten to twelve hours | Bringing your own car, luggage or a pet |
For a group of ten or twelve, two cars at the villa is more useful than scooters. Send the location pin to every driver rather than the villa name — most of these are on village lanes.
| Season | Months | What to expect |
|---|---|---|
| Peak | Mid-December to early January | The best weather and the highest rates. Book three to four months ahead |
| High | November, and January to February | Dry, warm, the sea at its calmest. The sweet spot for value |
| Shoulder | March to May | Hot and humid. Lowest rates, and when a private pool earns its keep |
| Monsoon | June to September | Green, dramatic, very cheap. Beaches close to swimming; the inland villas are at their best |
For Christmas and New Year, three to four months ahead is not early — it is normal, and four-bedroom villas are among the first to go. For the rest of the year, three to four weeks is usually enough.
Meal packages are available at most of these villas and work the same way across the collection. Food is cooked on site by the villa's own staff, charged separately from the tariff at a set rate per person per day, with a reduced rate for children. Both vegetarian and non-vegetarian menus are standard, and Goan seafood is the thing to ask for. With eight to twelve guests, agree the menu and headcount when you book rather than on arrival.
Both are coastal, both are full of four-bedroom villas, and they suit different trips. Goa is a flight or an overnight drive from Mumbai and gives you a destination — beaches, restaurants, markets, nightlife — with the widest price range at this size anywhere on our books. Four-bedroom villas in Alibaug are two to three hours from Mumbai by road or ferry, which makes them the better choice for a two-night weekend. Pick Goa when you have four nights or more.
A 4 BHK villa in Goa runs from around 13,500 rupees a night to about 78,000 rupees. That is the widest band at any bedroom count in the state. Villa Springfield is the entry point, several good ones sit between 21,500 and 28,500, and Estate de Frangipani is at the top. Divided across ten or twelve guests, the middle of that range works out at well under a hotel room each. Meals are charged separately.
Eight to twelve for most. Four bedrooms comfortably takes eight adults, and most of these villas will add mattresses for two to four more at a per-head charge. Exact capacity varies, so tell us your headcount and we will confirm which genuinely suit it rather than letting you squeeze.
Villa Springfield at around 13,500 rupees a night, which is also pet-friendly. After that come Sweet Mango at about 21,500 and Oslo, Casa Canto and Brew and Breeze at around 22,000 to 22,500. All are whole-villa bookings with a private pool.
Because this size covers everything in Goa from a simple village villa with a pool to a full estate property. The bedroom count is the same; the land, the finish, the location and the staffing are not. Settle your budget first at this size, then look at villas, rather than the other way round.
Casa Armeh and Kismet Villa, both with six bathrooms to four bedrooms. These have five: Oslo, Sweet Mango, Villa Meraki, Casa Brilhante, Seaview Serenade, Moira by the River, Casa Ti Amo and Brew and Breeze. The rest have four. With twelve guests in the villa, that number matters more than the photographs.
Seaview Serenade, Casa Canto and Igreha Villa F are all rated a straight 5.0. More sit at 4.9: Casa Armeh, Casa Ti Amo, Di Mora By The Sea, Brew and Breeze, Castello Villa 6, Aurelia Villa F and Estate de Frangipani. Ratings come from verified guest stays.
Casa Ti Amo, Villa Springfield, Casa Canto and Di Mora By The Sea carry the pet-friendly label at this size. More of our Goa villas accept dogs on request than are formally tagged, since each owner decides, so tell us your dates and we will send the ones open to it along with any deposit the owner asks for.
A standalone villa sits on its own plot, usually on a village lane. An estate villa, such as Castello, Monforte, Fonteira, Aurelia, Silvio, Colina or Igreha, is a whole private villa with its own pool inside a gated, managed community with staff on site. You get the same privacy indoors; the estate adds security and makes it easier to let children roam. Families usually prefer the estates.
Yes. Every villa on this page has its own private pool inside the property, for your group alone, with no shared access and no time slot to book. We have not taken on a property without a private pool since 2017.
No. These are whole-villa bookings. The villa, the garden and the pool are yours alone for the length of your stay. If your group is smaller, the three-bedroom page will suit you better on price.
Usually yes, and it keeps everybody together. Two three-bedroom villas cost more in total, split the group across separate gardens and pools, and mean coordinating meals in two kitchens. One four-bedroom villa is both cheaper and simpler for a group of ten or twelve.
Meal packages are available at most of these villas, cooked on site by the villa's own staff and charged per person per day separately from the tariff, with a reduced rate for children. Goan home cooking is what these kitchens do best, so fish curry rice, xacuti and prawn balchao are worth asking for. With twelve guests, agree the menu and headcount when you book rather than on arrival.
November to February is the season, and mid-December to early January is the peak. March to May is hot and the cheapest dry period, which is when the private pool earns its keep. The monsoon from June to September is green and very cheap, and the inland villas are at their best, though the beaches close to swimming.
Three to four months. Four-bedroom villas are among the first to go in Goa on those dates, and by November there is usually very little left. For the rest of the year, three to four weeks is normally enough.
Mopa, or Manohar International, is in the north and is the closer airport for most of these villas. Dabolim is in the south, has more flight choice, and is about ninety minutes from North Goa. If your villa is in Bardez, Assagao, Anjuna or Pernem, fly to Mopa.
For eight to twelve guests, yes, and two cars is better than one. Goa has very little public transport and most of these villas are on village lanes a short drive from the beaches and restaurants. Scooters are easy to hire locally for getting about once you are settled.
Goa if you have four nights or more and want a destination with beaches, restaurants and markets, and the widest price choice at this size. Alibaug if you have a two-night weekend out of Mumbai, since it is two to three hours by road or ferry rather than a flight.
Some allow events and some do not, and the ones that do usually cap the guest number and set a quiet hour. Tell us what you are planning when you enquire and we will only send villas that permit it, rather than letting you find out after booking.
Open any villa on this page. Its own page shows a live calendar with the dates that are free and the rate for those nights, and takes the booking directly on the site.
