What is a 6 BHK villa in Igatpuri?

Six bedrooms is where this district starts beating Lonavala on price. Each one is a whole private villa — your group, your pool, your kitchen, your staff, and nobody else anywhere on the property. You book the villa, never a room in it. Rates run from ₹36,000 a night to ₹52,000.

At this size you are usually booking for a reason: a milestone birthday, a reunion, a company offsite, a small wedding function. Two things start to matter more than the bedroom count. First the dining table and the kitchen, because twenty people eat together. Second whether the common area is one large room or several small ones — twenty people in a villa built as separate wings is a quieter evening than you planned.

How many people can stay in a 6 BHK villa in Igatpuri?

These are all six-bedroom villas and comfortably hold fourteen to eighteen, with extra mattresses taking them to around twenty-two. Montara View and Villa Meer both have a seventh bathroom, which is worth having when the group is friends rather than family. Exact capacity is on each villa's own page.

The collection

Montara View

Montara View is the one to look at first. Six bedrooms, seven bathrooms, an infinity pool, a lake view, a gazebo and alfresco dining — and a straight 5.0 from guests at around ₹40,100 a night. For a group of eighteen that is unusual pricing anywhere within three hours of Mumbai.

Villa Meer

Villa Meer is the cheapest here at around ₹36,000 and rated 4.5. Six bedrooms, seven bathrooms, a lake view, and it takes pets — the best combination in this band if you are travelling with a dog and a large group at the same time.

Lush Villa

Lush Villa is rated 4.6, from around ₹44,500, with six bedrooms and six bathrooms and balcony-terrace space throughout. It also carries the pet-friendly label.

Mokshah — The Wellness Retreat

Mokshah is the quietest in this band, from around ₹52,000, rated 4.2. Mountain views, a bar, a bonfire area and a plunge pool alongside the main pool. It is built around slowing down rather than around a party, which suits some groups of twenty and not others — worth being honest with yourself about which you are.

How much does a 6 BHK villa in Igatpuri cost?

VillaStarting rate per night
Villa Meer₹36,000
Montara View₹40,100
Lush Villa – Igatpuri₹44,500
Mokshah – The Wellness Retreat – Igatpuri₹52,000

Starting rates, excluding taxes. Weekend, long-weekend and festival dates are priced higher. Send us your dates for an exact quote.

The calendar moves the price more than the villa does. Monsoon weekends, long weekends and the New Year window are the dearest; March to May is the quietest and cheapest.

For a group this size, compare the per-head figure rather than the nightly rate. Montara View at eighteen guests works out well below a five-bedroom villa at twelve. And if your numbers run higher, Mount Brook is nine bedrooms at ₹32,000 — cheaper per night than most of what is on this page. Meals are charged separately; see below.

Does every 6 BHK villa in Igatpuri have a private pool?

Yes. Every one has its own pool, inside your gate, yours from check-in to check-out. Not shared, no slot to book. Montara View's is an infinity pool set against the valley, and Mokshah has a plunge pool in addition to the main one. Stay Ananta has never listed a property without a private pool since 2017, across 40 locations.

None of them has pool heating, which matters here: ghat nights are cold in December and January. If swimming is central to the trip, October, November or February are the better months.

Are pets allowed in these villas?

Villa Meer and Lush Villa both carry the pet-friendly label in this collection — a better ratio than most sizes. More villas across the district accept dogs than are currently tagged, since each villa owner decides. Tell us your dates and that you are travelling with a pet and we will send you the ones that are open to it. Some ask for a deposit, some keep pets to the ground floor and garden, so it is worth settling before you book rather than after you arrive.

Igatpuri or the Nashik side?

Montara View, Lush Villa and Mokshah are on the Igatpuri ghat side. Villa Meer sits nearer Nashik. The two halves of the district are about forty-five minutes apart and they are different holidays: ghats, dams and a villa you do not leave, against vineyards, the Godavari and a city with restaurants in it. Tell us which you want and we will narrow it for you.

Is food included in the booking?

Meal packages are available and work the same way across the collection. Food is cooked on site by the villa's own chef and kitchen staff, charged separately from the tariff, at a set rate per person per day with a reduced rate for children. Most villas do both vegetarian and non-vegetarian menus, home-style Maharashtrian and North Indian.

For a group of this size, agree the menu and the headcount when you book rather than on arrival. It matters more on the Igatpuri side than almost anywhere else we list, because there is very little commercial food nearby and almost nothing open late — a group of twenty cannot improvise dinner there. Kitchen access for cooking yourself is normally on prior request and at the villa's discretion.

When is the best time to visit Igatpuri?

June to September is the main season on the ghat side, and unusually for a hill destination near Mumbai it is the one people come for — green ghats, waterfalls running, dams full, cloud in the valleys. October to February is clear and cool, the right window for Kalsubai, for the pool and for the vineyards, where harvest runs January to March. March to May is warm, quiet and the cheapest time to take a large villa.

SeasonMonthsWhat to expect
MonsoonJune–SeptemberHeavy rain, maximum green, cloud in the valleys. Busiest; the pool is cold. Ask about covered outdoor space
WinterOctober–FebruaryClear and cool, cold mornings in December and January. Best for trekking, the pool and the vineyards
SummerMarch–MayWarm days, still cooler than the plains. Quietest and cheapest; best value on the large villas

Book four to six weeks ahead for a monsoon weekend, and two to three months for Diwali, Christmas, New Year and the long weekends. This is a short list at this size, so they go first.

How far is Igatpuri from Mumbai and Nashik?

About 120 km from Mumbai on NH-160 through Kasara, two and a half to three hours with the ghat climb at the end. Nashik city is about 45 km, roughly an hour. Pune is about 200 km and four to five hours via Nashik.

Igatpuri has its own station on the Central Railway main line and the ghat-side villas are fifteen to forty minutes from it by cab. For a large group arriving by train, tell us and we will arrange the transfers — taxis at the station thin out in the evening and almost disappear in heavy rain.

What is there to do nearby?

Kalsubai Peak, at 1,646 metres the highest point in Maharashtra, is a day trek best done October to February. Vihigaon and Camel Valley waterfalls run in and just after the monsoon, and Vihigaon has rappelling operators in season. Tringalwadi Fort is a short climb with a rock-cut cave at the base, and the easiest option for a mixed-ability group. The Bhavali, Darna and Mukane dams are the lake drives. On the Nashik side: vineyard tastings, the river ghats and Trimbakeshwar.

Most groups do one outing and spend the rest of the time at the villa. At six bedrooms, that is usually the plan from the start.

Frequently asked questions

Which are your 6 BHK villas in Igatpuri?

Montara View, Villa Meer, Lush Villa and Mokshah. Every one has a private pool and is booked whole-villa.

What is the price range of 6 BHK villas in Igatpuri?

From 36,000 rupees a night to 52,000. Villa Meer is the lowest, Mokshah the highest. Monsoon weekends, long weekends and the New Year period cost considerably more.

Which 6 BHK villa in Igatpuri is the best?

Montara View, clearly. Six bedrooms, seven bathrooms, an infinity pool, a lake view and a straight 5.0 from guests at around 40,100 rupees. For eighteen guests the per-head figure beats most five-bedroom villas in the region.

How many guests can a 6 BHK villa here hold?

Fourteen to eighteen comfortably, and around twenty-two with extra mattresses. Exact capacity is listed on each villa's page.

Which of these has the most bathrooms?

Montara View and Villa Meer, both with seven for six bedrooms. Lush Villa and Mokshah have six. For a group of friends rather than family that extra bathroom decides the evening.

Which of these has a lake view?

Montara View and Villa Meer. Mokshah faces the mountains, and Lush Villa has balcony-terrace space throughout.

Is there anything bigger and cheaper?

Yes, and it is worth knowing. Mount Brook is nine bedrooms and nine bathrooms at around 32,000 rupees with a straight 5.0 from guests, which is less per night than most of what is on this page. If your group is above eighteen, look at that first.

Do they all have a private pool?

Yes. Each has its own private pool for your group only, with no shared access and no time slot to book. Montara View's is an infinity pool set against the valley, and Mokshah has a plunge pool in addition to the main one.

Is the pool heated?

None of them has pool heating. Ghat nights are cold in December and January, so if swimming is central to the trip, October, November or February are the better months.

Are pets allowed?

Villa Meer and Lush Villa both carry the pet-friendly label, which is a better ratio than most sizes here. More villas across the district accept dogs than are currently tagged, since each owner decides. Tell us your dates and that you are bringing a dog and we will send you the ones that are open to it.

Are these villas suitable for a birthday or an offsite?

Yes, and that is what most six-bedroom bookings here are for. Mokshah is the exception in character — it is built around quiet rather than a party. Tell us what the occasion is and we will point you at the right one.

Which half of the district are they in?

Montara View, Lush Villa and Mokshah are on the Igatpuri ghat side. Villa Meer sits nearer Nashik. The two are about forty-five minutes apart and they are different holidays.

Why do Igatpuri villas also appear under Nashik?

Igatpuri is a taluka of Nashik district, the drive is under an hour, and guests searching for one are almost always open to the other. The Igatpuri side is ghats, dams and a villa you do not leave; the Nashik side is vineyards, the Godavari and restaurants in town.

Is food included in the booking?

Meal packages are available and work the same way across the collection. Food is cooked on site by the villa's own chef, charged separately from the tariff, at a set rate per person per day with a reduced rate for children. For a group this size, agree the menu and the headcount at booking rather than on arrival.

Can we cook for ourselves instead?

Kitchen access is usually on prior request and at the villa's discretion, so most groups take the meal package. It matters more on the Igatpuri side, because there is very little commercial food nearby and almost nothing open late — a group of twenty cannot improvise dinner there.

Can I book only a few rooms in the villa?

No. These are whole-villa bookings. The villa, the garden and the pool are yours alone.

How do I check availability and book?

Open any villa on this page. Its own page shows a live calendar with the dates that are free and the rate for those nights, and takes the booking directly on the site.

What are the check-in and check-out times?

Check-in is 1:00 pm and check-out is 11:00 am.

How far ahead should I book?

Four to six weeks for a monsoon weekend. Two to three months for Diwali, Christmas, New Year and the long weekends. This is a short list at this size, so they go first.

Is there mobile signal at these villas?

Signal in the ghats is patchy and varies between neighbouring villas. Villa Meer, on the Nashik side, is generally better. If someone in your group has to be reachable, ask us about the specific villa before you book.
