The Luxe Edit
Where the Villa Is the Reason
There is a point at which a villa stops being somewhere to sleep and becomes the reason for the trip. That line is where our Luxe Collection begins — the top tier of everything Stay Ananta lists, spread across the Maharashtra weekend belt, the Konkan coast, Goa and Rajasthan.
Every property we have listed since 2017 is a whole private villa with its own pool. You book the villa, never a room in it, and nobody else is on the property. That is the floor, not the ceiling. What lifts a villa into this collection is the three things photographs convey worst: the quality of the finish once you are standing in it, the setting it was built to face, and the scale of the shared spaces.
This edit gathers eight of them. It is deliberately not a list of the most expensive, because the data does not support that story — the four best-reviewed villas in the collection all sit in the middle of the price range, and the dearest villa we list is not among them. Sort by what guests actually said, then let the budget choose between what survives.
Villa 01 of 08
Belmonte
Karjat, Maharashtra · Rated 4.9
Of every villa in the Luxe Collection, Belmonte is the one our team recommends most often, and the reason is arithmetic rather than sentiment. It holds a 4.9 guest rating — the joint highest in the collection — at the lowest rate of the four villas that share that score. Nothing else on this list does both.
It sits in Karjat, which is the shortest drive from Mumbai of any hill destination we list, making it the genuine Friday-night option: leave after work, arrive for dinner. The private pool is yours alone from check-in to check-out, as it is at every Stay Ananta villa. If your dates are open, start here and only move on if it is taken.
Villa 02 of 08
The Tilah
Udaipur, Rajasthan · Rated 4.9
The Tilah is the highest-rated villa we hold anywhere in Rajasthan, and the detail that earns it is one most listings bury: five bathrooms for four bedrooms. One spare. With twelve guests in a villa, that single extra room changes how every morning runs.
Udaipur rewards a villa over a hotel more than almost any city in India. From April to June the thermometer passes forty, rates fall to their lowest of the year, and a private pool stops being a feature and becomes the entire plan. From October to March the city is at its most beautiful and its most booked — and this is a villa that disappears first.
Villa 03 of 08
Nature’s Island
Igatpuri, Maharashtra · Rated 4.9
Igatpuri is the one destination in this edit that is at its best in heavy rain, and Nature’s Island is the villa built to prove it. Cloud sits in the valleys from June to September, the waterfalls run, and the Western Ghats turn a green that photographs cannot hold.
A 4.9 rating at this scale is unusual, because remote villas are where small failures show. What guests return to in their reviews is not a feature list but the quiet — there is very little commercial life nearby, and that is the point. Come in the monsoon for the drama, or between October and February if you intend to use the pool.
Villa 04 of 08
HOB — House of Believer
Jaipur, Rajasthan · Rated 4.9
HOB — House of Believer is the largest villa we hold in Rajasthan and, at 4.9, among the best reviewed anywhere in the collection. Villas of this size usually review lower, simply because there is more that can go wrong with twenty-four guests under one roof. This one does not.
Seven bedrooms, eight bathrooms, and a private pool, within reach of Amer Fort and the old city in Jaipur. It is booked for weddings, receptions and company offsites as often as for holidays — all of which need clearing with us in advance rather than on arrival. Tell us the occasion and the full headcount, day guests included.
Villa 05 of 08
The Leaf
Alibaug, Maharashtra · Rated 4.8
The Leaf is the clearest value in the Luxe Collection, and the comparison is worth making plainly: it carries the same 4.8 rating as Acasa, the flagship villa on the Alibaug coast, at a fraction of the nightly rate.
Alibaug is sea air rather than hill air, and a different kind of villa follows from that — shaded verandahs, salt in the breeze, and a pool you use at four in the afternoon rather than at noon. October to February is the season, and the monsoon is when the same villa costs least.
Villa 06 of 08
Serene Forest
Goa · Rated 4.8
Goa is where the Luxe Collection opens, and Serene Forest is its best-reviewed entry at 4.8. It stands beside Grandeur Forest at the same rate — genuinely useful when one group needs two villas on the same dates and does not want to split across the state.
One practical note that saves people money every December: pool heating is irrelevant in Goa. Even at the end of the year the water is comfortable, which is precisely why the state fills while the hill stations empty. Book the mid-December window three to six months out, or come in the monsoon for the lowest rates of the year.
Villa 07 of 08
The Barn
Lonavala, Maharashtra · Rated 4.8
Lonavala holds more Luxe Collection villas than any other destination, and The Barn sits at the top of that set on rating. It is the Lonavala villa we hand to a first-time guest who wants the hills without a five-hour drive.
Worth knowing before you book: Nilaya By The Lake, out towards Khopoli, matches The Barn’s 4.8 at a considerably lower rate. If the lake suits you better than the hills, take it instead — we would rather tell you that than not.
Villa 08 of 08
House of Nine
Lonavala, Maharashtra · 9 Bedrooms
House of Nine is the largest and the most expensive villa in the Luxe Collection, and it exists for one kind of trip: the one everybody remembers. Nine bedrooms, a private pool, and common spaces built so that thirty people can eat together without anyone sitting on a stair.
The per-head arithmetic surprises people. Across thirty guests this villa often lands below a three-bedroom villa split between six — so before you rule it out on the nightly rate, ask us to run the figure against your actual headcount. Weddings, landmark birthdays and offsites all need agreeing in advance, and these dates go three to six months out.
Why Stay Ananta
The Promise Behind the Platform
We have never listed a property without a private pool. Not once since 2017, and not as a marketing line — as a rule that has cost us villas we would otherwise have taken. If a villa appears on Stay Ananta, the pool inside its gate belongs to your group for the length of your stay.
Everything else follows from that. You book the whole villa, so there is no reception, no corridor and no other guests. There is staff on site and housekeeping. A meal package is available, cooked in the villa’s own kitchen by its own chef, charged separately and priced per person per day — so you are not paying for meals you will not eat.
What we will not do is let you book the wrong villa. If your headcount suits a cheaper one, we say so. If the season you have chosen is the wrong one for the destination you have picked, we say that too. Tell us the group size, the dates and how far you are willing to travel, and we will come back with two or three — not eight.
Frequently Asked
What You Need to Know
What are the best luxury villas in India with a private pool?
Our Luxe Collection covers Lonavala, Alibaug, Karjat, Igatpuri, Goa, Udaipur and Jaipur. The best reviewed are Belmonte in Karjat, The Tilah in Udaipur, Nature’s Island in Igatpuri and HOB — House of Believer in Jaipur, all rated 4.9.
Does every Stay Ananta villa have a private pool?
Yes. Every property we have listed since 2017 is a whole private villa with its own pool, inside your own gate and never shared. You book the villa, not a room in it, and nobody else is on the property.
Is the most expensive villa always the best?
No, and this edit is built to show it. The four highest-rated villas in the collection all sit in the middle of the price range. Belmonte is the lowest priced of those four.
Which villa is best for a large group or a wedding?
For the largest groups, House of Nine in Lonavala and HOB — House of Believer in Jaipur. Functions, outside catering, a DJ and any day guests beyond your booked headcount must be cleared with us before the balance is paid.
Is food included?
A meal package is available at every villa, cooked on site by the villa’s own chef and kitchen staff and charged separately from the tariff, at a set rate per person per day with a reduced rate for children. In Goa many groups eat out instead; in the ghats there is often nowhere nearby, so take the package.
Are the pools heated?
Pool heating is not standard. It is unnecessary in Goa, where the water is comfortable even in December. In the Maharashtra hills, December and January mornings are cold, so October, November and February are the better swimming months.
When is the cheapest time to book?
Every destination has a value window: spring in the Maharashtra hills, the monsoon in Goa, and April to June in Udaipur and Jaipur. The same villa can cost substantially less with the weather still workable.
