Three bedrooms is the best-value size in this district. Each one is a whole private villa — your group, your pool, your kitchen, your caretaker, and nobody else anywhere on the property. You book the villa, never a room in it. Rates run from ₹14,000 a night to ₹25,700.
They are spread across both halves of Nashik district: the ghat-facing slopes around Igatpuri, and the farmland and vineyard country nearer Nashik city. That matters more than the bedroom count, and the section below explains which half to pick.
Three bedrooms works here because it fits the two groups who actually travel to this district: one family, or three couples. It gets you a private pool and a view for less than a four-bedroom villa in Lonavala.
These are all three-bedroom villas and most comfortably sleep six to eight, with extra mattresses taking them to around ten. Bathrooms are the number worth checking and they range from three to six. Bellissimo Panorama has six bathrooms for three bedrooms, which is unusual at any size, and Lake La Vie has five. For three couples it barely matters. For eight friends getting ready for the same dinner, it decides the evening.
Farmhouse Retreat holds a straight 5.0 from guests at around ₹14,000 a night, which makes it the single best-value villa in the whole district. Ficus Farms is rated 4.9 at ₹25,700 and is the best-equipped here — a bar, a home theatre, a lawn and a gazebo, which matters on a wet monsoon afternoon. Vinho Sunsets is also 4.9, at ₹19,000, and takes pets.
Farmhouse Retreat at ₹14,000, then Villa Cobblestone at ₹18,000 and Morning Dew Retreat and Vinho Sunsets at ₹19,000. All of them still have a private pool.
Bellissimo Panorama looks onto water. Ficus Farms, Breezy Whispers and Lake La Vie face the mountains. Breezy Whispers is built around a viewing deck, so if the plan is to sit outside and look at the ghats, that is the one.
Le Ciel at ₹20,000, Eva Villa at ₹23,500 and Lake La Vie at ₹21,000 fill out the middle of the range.
These villas sit in two different landscapes about forty-five minutes apart, and the one you pick shapes the weekend far more than the villa does.
| Igatpuri side | Nashik side | |
|---|---|---|
| Landscape | Western Ghats, dams, waterfalls | Vineyards, the Godavari, farmland |
| Best season | June to September, when the ghats are green | October to March; grape harvest January to March |
| Going out | Very little — the villa is the holiday | Wineries, temples, restaurants in town |
| Villas here | Ficus Farms, Breezy Whispers, Lake La Vie | Farmhouse Retreat, Vinho Sunsets, Le Ciel, Eva Villa, Morning Dew Retreat, Villa Cobblestone, Bellissimo Panorama |
They sit together on this page because Igatpuri is a taluka of Nashik district and guests searching for one are almost always open to the other. Tell us which half you want and we will only send you villas from it.

The calendar moves the price more than the villa does. Monsoon weekends, long weekends and the New Year window are the dearest; March to May is the quietest and cheapest. Meals are charged separately — see below.
Yes. Every one has its own pool, inside your gate, yours from check-in to check-out. Not shared, no slot to book. Morning Dew Retreat has an infinity pool. Stay Ananta has never listed a property without a private pool since 2017, across 40 locations.
None of them has pool heating. Ghat nights are cold in December and January, so if swimming is central to the trip, October, November or February are the better months.
Vinho Sunsets and Morning Dew Retreat carry the pet-friendly label in this collection. More villas across the district accept dogs than are currently tagged, since each owner decides. Tell us your dates and that you are bringing a dog and we will send you the ones that are open to it.
Meal packages are available and work the same way across the collection. Food is cooked on site by the villa's own chef and kitchen staff, charged separately from the tariff, at a set rate per person per day with a reduced rate for children. Most villas do both vegetarian and non-vegetarian menus.
On the Igatpuri side it is worth taking the package even if you would skip it elsewhere, because there is very little commercial food nearby and almost nothing open late. On the Nashik side you have restaurants within reach. Kitchen access is normally on prior request and at the villa's discretion.
June to September is the main season on the Igatpuri side — green ghats, waterfalls running, dams full. October to February is clear and cool, the right window for Kalsubai, for the pool and for the vineyards, where harvest runs January to March. March to May is warm, quiet and the cheapest time of year.
| Season | Months | What to expect |
|---|---|---|
| Monsoon | June–September | Heavy rain, maximum green, cloud in the valleys. Busiest; the pool is cold |
| Winter | October–February | Clear and cool, cold mornings in December and January. Best for trekking and the vineyards |
| Summer | March–May | Warm days, still cooler than the plains. Quietest and cheapest |
Book four to six weeks ahead for a monsoon weekend, and two to three months for Diwali, Christmas, New Year and the long weekends.
About 120 km from Mumbai on NH-160 through Kasara, two and a half to three hours with the ghat climb at the end. Nashik city is about 45 km, roughly an hour. Igatpuri has its own station on the Central Railway main line and the ghat-side villas are fifteen to forty minutes from it by cab — arrange the transfer in advance, because taxis thin out in the evening and almost disappear in heavy rain.
Kalsubai Peak, at 1,646 metres the highest point in Maharashtra, is a day trek best done October to February. Vihigaon and Camel Valley waterfalls run in and just after the monsoon. Tringalwadi Fort is a short climb with a rock-cut cave at the base. The Bhavali, Darna and Mukane dams are the lake drives, and Dhamma Giri at Igatpuri is the largest vipassana meditation centre in the world. On the Nashik side: vineyard tastings, the river ghats and Trimbakeshwar.
They are spread across the Igatpuri ghats and the Nashik side of the district, about forty-five minutes apart. Every one has a private pool and is booked whole-villa.
From 14,000 rupees a night to 25,700. Farmhouse Retreat is the lowest, Ficus Farms the highest. Monsoon weekends, long weekends and the New Year period cost considerably more.

Six to eight comfortably, and around ten with extra mattresses. Exact capacity is listed on each villa's page.
Bellissimo Panorama, with six bathrooms for three bedrooms, which is unusual at any size. Lake La Vie has five and Villa Cobblestone four. For a group of friends sharing, that extra bathroom decides the evening.
Bellissimo Panorama. Ficus Farms, Breezy Whispers and Lake La Vie face the mountains instead, and Breezy Whispers is built around a viewing deck looking at the ghats.
Ficus Farms. It has a bar, a home theatre, a lawn and a gazebo, which is more indoor entertainment than most three-bedroom villas anywhere, and that matters when it rains all afternoon.
Yes. Each has its own private pool for your group only, with no shared access and no time slot to book. Morning Dew Retreat has an infinity pool.
None of them has pool heating. Ghat nights are cold in December and January, so if swimming matters, October, November or February are the better months.

Four to six weeks for a monsoon weekend. Two to three months for Diwali, Christmas, New Year and the long weekends.
June to September is the main season on the Igatpuri side, green and wet and the reason people come. October to February is clear and cool and the right window for Kalsubai, the pool and the vineyards. March to May is warm, quiet and cheapest.
Signal in the ghats is patchy and varies between neighbouring villas. The Nashik-side ones are generally better. If someone in your group has to be reachable, ask us about the specific villa before you book.
