North Goa or South Goa? Choosing the Right Half of the State
The short version
North Goa is busy and social: a restaurant on every road, markets, and somewhere to go every evening. South Goa is quiet and green, with emptier sand and the house doing most of the work.
Neither is better. They answer different questions. Ours is the rare collection that does not make you choose a side before you choose a house — villas in Goa covers both halves, ninety-eight houses in all, every one with its own private pool.
Side by side
| North Goa | South Goa | |
|---|---|---|
| Character | Busy, social, a restaurant on every road | Quiet, green, emptier sand |
| Areas | Bardez, Anjuna, Assagao, Candolim, Morjim, Arambol | Salcete, Colva, Benaulim, Palolem, Agonda |
| Nearest airport | Mopa (GOX), roughly 30–45 minutes | Dabolim (GOI), roughly 30–60 minutes |
| Railway | Thivim | Madgaon |
| Best for | Going out, markets, first-time visitors | The house being the holiday, families, longer stays |
| Our collection | The larger half, by some distance | The smaller, quieter half |
The airport mistake, and how to avoid it
Goa has two airports and they sit at opposite ends of the state. Mopa, in Pernem, is the newer one and the closer airport for most of our collection. Dabolim, near Vasco, is the older one, with more flight choice, and about ninety minutes from North Goa.
Every season we hear from guests who booked the flight first, found the cheap fare into the wrong airport, and spent three hours of their holiday in a taxi. The fix is simple and it costs nothing:
Book the villa first, then the flight. Once you know which half of the state you are staying in, the right airport is obvious. Do it the other way round and the airport decides your holiday for you.
If you are coming by train, the Konkan Railway runs the length of the state: Thivim for the north, Madgaon for the south, Karmali for Panaji, with a taxi onward. By road it is roughly 590 km from Mumbai on NH-66, ten to twelve hours — worth it if you are bringing a lot of luggage, your own car or a pet.
What North Goa is actually good at
Choose the north if you want the holiday to include going out. The beach belt runs from Candolim up through Anjuna and Assagao to Morjim and Arambol, and within a short drive you have more restaurants than you could work through in a fortnight.
The things worth building a day around: Fort Aguada above Candolim, with the lighthouse and the sea on three sides, and Chapora Fort above Vagator, which is smaller and better at sunset. Old Goa is a short drive inland — the Basilica of Bom Jesus and Se Cathedral, both UNESCO World Heritage, and the remains of the Portuguese capital around them. Go early, before the coaches arrive.
The markets are seasonal, roughly November to April: the Anjuna flea market on Wednesdays and the Saturday Night Market at Arpora. Both are worth one evening, not two.
For a three-bedroom house in the beach belt specifically, we keep a separate list: 3 BHK villas in North Goa.
What South Goa is actually good at
Choose the south if the point of the trip is the house, the pool and the quiet. The sand at Colva, Benaulim, Palolem and Agonda is emptier, the roads are greener, and the evenings happen where you are staying rather than somewhere you drive to.
It is the better half for long stays and for families with young children, for the simple reason that there is less to negotiate. Dudhsagar Falls is reachable from here by jeep from Kulem, best just after the monsoon from roughly October to January when the water is high and the track is open. The spice plantations around Ponda make an easy half-day inland, and Divar and Chorao are the quiet river islands a short ferry from Panaji — Chorao carries the Salim Ali bird sanctuary.
Our villas in South Goa page lists this half on its own, and 3 BHK villas in South Goa narrows it to the most-booked size.
What the Goa collection looks like
Ninety-eight houses, two to seven bedrooms, every one with a private pool inside the gate. It is the largest collection we have anywhere, which means you are choosing on setting rather than on whatever happens to be free.
- 3 BHK villas in Goa — thirty-seven houses, the largest single bedroom count anywhere on our books
- 4 BHK villas in Goa — thirty-three, and the widest price range
- 5 BHK villas in Goa — twenty, including the clifftop and hilltop houses
- 6 BHK villas in Goa — two large houses for twelve to eighteen guests
- 7 BHK villas in Goa — the largest in the state
At the small end, Igreha – Villa A is two bedrooms. At the top, Lavender Villa, Bastora House, Villa Supan and Ishavilas – 7 each run to seven.
What it costs, and when
Villas in Goa start from around ₹11,000 a night and run to about ₹104,500 for the hilltop estates. A three or four-bedroom house outside the peak weeks usually sits in the twenties or thirties. Acacia Skies and Isle View are the entry point; Villa Springfield is the cheapest four-bedroom house at ₹13,500.
In Goa the calendar moves the price far more than the house does, and the gap between a night in late December and a night in August is wider here than anywhere else we list.
| Season | Months | What to expect |
|---|---|---|
| Peak | Mid-December to early January | Best weather, highest rates. Book three to four months ahead |
| High | November, and January to February | Dry and warm, calm sea, markets running. The sweet spot for value |
| Shoulder | March to May | Hot and humid. Lowest rates, and when the pool earns its keep |
| Monsoon | June to September | Green and dramatic, very cheap. Beaches close to swimming |
Five things to sort before you book
- Decide north or south first. Everything else follows from it.
- Book the villa, then the flight. Mopa and Dabolim are ninety minutes apart.
- Plan on a scooter or a car. Almost none of these houses are walkable to a restaurant. That is normal for Goa, not a fault of the property.
- Check bathrooms against your headcount. Three bedrooms usually means three bathrooms — fine for six, tight for ten.
- Agree the meal package when you book. Food is cooked in the house, charged per person per day, separately from the tariff. Ask for the Goan menu: fish curry rice, xacuti, cafreal, prawn balchao, and bebinca after.
Still deciding between destinations?
The three that come up most often against Goa: villas in Alibaug, the nearest beach to Mumbai; villas in Lonavala, the established hill station; and villas in Karjat, the valley, at its best in the monsoon.
