Three bedrooms is the entry point to Karjat, and for most weekends it is the right size: six to ten guests, a house to yourselves, a pool nobody else swims in, and a drive of about two hours from Mumbai. We have 5 of them in the valley, every one with a private pool and booked whole-villa.
Rates here start around ₹14,000 a night at One Villa. Split between three couples that is under ₹5,000 each for an entire house with its own pool — which is roughly what a decent hotel room costs for two, without the pool, the kitchen or the garden.
Two families, or a group of six to eight friends, fit a three-bedroom house without anyone sleeping on a sofa. Beyond ten guests it starts to feel tight, and that is the point to move up to four bedrooms.
Two Villa has four bathrooms to three bedrooms — the only house at this size that does — and is also the best rated here at 4.9, at ₹16,000 a night. If you are travelling with eight or ten people rather than six, that extra bathroom is worth more than it sounds.
Not most — all of them. No shared access, no slot to book. We have not taken on a villa without a private pool since 2017, whatever the size or the price.
Even at this size the villa has its own kitchen staff. You take a meal package, agree the menu in advance, and the food is cooked on site that day — charged per person per day, separately from the tariff, with a reduced rate for children. For a weekend with young kids, not having to drive out for every meal is most of the value.
Open any villa below and its page shows a calendar with the nights that are free and the rate for those dates. At this size people often book two or three weeks out, and the calendar saves the back and forth.
Two Villa leads at 4.9, Vista Serene is at 4.7 and Santoni Farms at 4.6. Every rating comes from verified guest stays and is shown on the villa card.
The same people who answer your first question handle the booking and stay reachable while you are there. A smaller booking gets the same team as a thirty-guest one.
A 3 BHK villa in Karjat runs from around ₹14,000 a night to about ₹21,000. It is the narrowest and the lowest band of any size in the valley.
| Villa | Starting rate per night |
|---|---|
| One Villa | ₹14,000 |
| Two Villa | ₹16,000 |
| Vista Serene | ₹17,000 |
| Santoni Farms | ₹18,000 |
| Crete | ₹21,000 |
Starting rates, excluding taxes. Weekend, long-weekend and festival dates are priced higher. Send us your dates for an exact quote.
One Villa is the entry point. Two Villa at ₹16,000 is the best-rated house here and the only one with a fourth bathroom, which makes it the one to look at first. Vista Serene and Santoni Farms sit in the middle, and Crete is the top of the range at ₹21,000.
The calendar moves the price more than the house does. Monsoon Saturdays and the long weekends are the dates to book early.
Six guests is comfortable in any of these. Eight is fine in most. Ten is the ceiling, and only in the houses that are set up for it.
If you are over ten, or if two of the couples want their own bathrooms, the four-bedroom villas in Karjat start only a little higher and will be the better weekend. Tell us the headcount and we will say honestly which size fits rather than letting you squeeze into the cheaper one.
Alibaug has far more choice at this size — three-bedroom villas in Alibaug run to more than a dozen houses, against 5 here — and it gives you beaches.
Karjat gives you the valley: hills, rivers and waterfalls, and no ferry to catch. It is the stronger choice between June and September, when the coast is rough and the Alibaug ferries are cut back, and the drive is simpler if you are leaving from the eastern side of Mumbai.
None of these 5 carries the pet-friendly label at the moment, though several of our larger Karjat houses do. More owners accept dogs on request than are formally tagged, since each one decides, so tell us your dates and that you are bringing one and we will come back with what is open to it.
| Route | How it works | Best for |
|---|---|---|
| Road via the old Mumbai–Pune Highway | Roughly 100 km, two to two and a half hours depending on where you start | Luggage, kids, wanting a car at the villa |
| Train to Karjat | Central Line locals and outstation trains; villas are a short drive from the station | Two or four people travelling light |
| Air | Mumbai airport is about 90 km; taxi onward | Guests flying in to join |
At this size the train is genuinely practical — Karjat station is on the Central Line and the villas are a short taxi ride from it. The last stretch to some houses is a village road, so use the map pin rather than the villa name.
The monsoon is Karjat's signature season — the valley turns green, the waterfalls run and the hills disappear into cloud. October to February is dry and mild. March to May is hot, which is when a private pool earns its keep and rates are at their lowest.
| Season | Months | What to expect |
|---|---|---|
| Monsoon | June–September | The reason to come. Green valley, waterfalls, cool air. Saturdays book out early |
| Winter | October–February | Dry and mild. Diwali, Christmas and New Year go first |
| Summer | March–May | Hot. Cheapest rates, and the pool does the work |
At this size two to three weeks ahead is usually enough for an ordinary weekend. For monsoon Saturdays, Diwali, Christmas and New Year, book a month or two out.
Meal packages are available and work the same way across the collection. Food is cooked on site by the villa's own kitchen staff, charged separately from the tariff, at a set rate per person per day with a reduced rate for children. Most houses do both vegetarian and non-vegetarian menus.
Several villas also serve a complimentary breakfast with the full-day dining package. Kitchen access for self-catering is usually possible on prior request — ask when you book rather than on arrival.
From around 14,000 rupees a night to about 21,000 rupees. It is the lowest and narrowest band of any villa size in the valley. Split between three couples, the bottom of that range is under 5,000 rupees each for a whole house with a private pool. Meals are charged separately.
One Villa, at around 14,000 rupees a night.
Two Villa, at 16,000 rupees. It is the best-rated house at this size at 4.9 and the only one with a fourth bathroom to three bedrooms, which matters if you are eight or ten people rather than six.
Six is comfortable in any of them, eight is fine in most, and ten is the ceiling and only in the houses set up for it. Tell us your headcount and we will say honestly which size fits rather than letting you squeeze into the cheaper one.
If you are over ten guests, or if more than one couple wants their own bathroom, take four. The four-bedroom villas in Karjat start only a little higher and will be the better weekend. Under ten guests, three bedrooms is the sensible booking.

No. These are whole-villa bookings. The house, the garden and the pool are yours alone for the length of your stay, even if only four of you come.
