Twelve air-conditioned bedrooms, all with balconies and double beds, with extra mattresses available on request. There are twelve private bathrooms plus two common ones.

The pool is 37 ft by 22 ft and 4 ft deep, overlooking an artificial pond. The grounds run to eleven acres. Indoors there is a games room, separate billiards and snooker tables, a bar, a twenty-seater dining table, and a conference room available on prior approval. In-villa experiences — barbecue, bonfire and karaoke, spa, yoga — can be arranged.

It is pet-friendly. Parking is secured for five cars. Rated 4.6.

Why twelve bedrooms in Alibaug?

The lowest per-bedroom rate on the coast

At around ₹77,000 for twelve bedrooms, this is roughly ₹6,400 a bedroom. Ember & Sage at ten bedrooms is about ₹92,000, or ₹9,200 a bedroom. If bedroom count is what you are buying, this is the most efficient house on this coast.

Eleven acres

Space is the thing you cannot add later. For a group of thirty-eight that wants to spread out, walk, or run something outdoors without being on top of each other, this is the largest plot at any size in Alibaug.

Everybody under one roof

The alternative at this headcount is three or four separate villas — more expensive in total, split across separate gardens and pools, and meals to coordinate in several kitchens. Here the whole group eats at one twenty-seater table.

A private pool, like every villa we take

The pool is inside the property and yours alone, with no shared access and no slot to book. We have not taken on a property without a private pool since 2017.

What you should know before booking

• The outdoor jacuzzi next to the pool is not working. The indoor ones are fine. The owner discloses this and so do we.
• The pond is ornamental — swimming in it is not allowed.
• Parking is for five cars against up to thirty-eight guests. For a group this size, arrange a coach or shuttles rather than assuming everyone drives.
• Capacity figures differ across the listing — thirty-eight guests, a living room for thirty to thirty-five and crockery for thirty-six. Tell us how many are staying and how many are coming and we will confirm what is allowed, since guest counts must not exceed what is booked.

We would rather you knew all four before booking than discovered them on arrival.

How much does a 12 BHK villa in Alibaug cost per night?

Around ₹77,000 a night. There is one property at this size, so what moves the price is the calendar rather than the house.

Across thirty-eight guests that is roughly ₹2,030 a head. Mid-December to early January is the peak and goes four months ahead at this size.

The 12 BHK or the 9 BHK?

They are the same eleven-acre property in two configurations — same pool, same grounds, same billiards and games rooms. The 9BHK Gatsby House is around ₹58,000; this one is around ₹77,000 with three more bedrooms. If your group fits in nine bedrooms, book that one and save ₹19,000 a night. If it does not, take this rather than booking a second villa somewhere else.

Is it right for a wedding or a large event?

The eleven acres and the twenty-seater dining table make it a natural fit, and barbecue, bonfire and karaoke, spa and yoga can be arranged in-villa. The practical limit is parking, and the conference room needs prior approval. Not every property permits events, so tell us the headcount and what you are planning when you enquire and we will confirm what the owner allows rather than letting you find out after booking.

How do you get to Alibaug from Mumbai?

For thirty-eight guests, a coach or a set of shuttles is easier to coordinate than everyone driving. Ferries are suspended in rough weather through the monsoon. Send the location pin to every driver rather than the villa name.

When is the best time to book?

For an event on fixed dates, book as soon as the dates are settled. There is one property at this size in Alibaug.

Is food included?

Meal packages are available, cooked on site and charged per person per day separately from the tariff, with a reduced rate for children. Pure vegetarian and mixed menus are available. Orders need 72 hours' notice with payment 48 hours before check-in, so for a group this size agree the menu and headcount well before arrival.
