Eight bedrooms in Alibaug is one house. Amara Villa takes up to twenty-four guests across eight bedrooms and nine bathrooms, and it is built for the kind of trip where the whole group stays put — a large family over a holiday, a milestone birthday, a company offsite.
Eight air-conditioned bedrooms with king-sized beds, wardrobes, work desks and ensuite bathrooms, plus a ninth common bathroom by the pool. Bedrooms have key-card access. The living room seats fifteen to twenty comfortably.
The pool is about 1,500 sq ft and 5 ft deep, with sun loungers and an open deck, and there is a separate children's pool — which is unusual at any size and genuinely useful if the group includes small children. Pool hours are 7 AM to 10 PM. The grounds carry a cabana, a gazebo, a landscaped lawn, a bonfire pit, a barbecue, and indoor and outdoor games.
Generator backup runs for up to forty-eight hours, which is the longest of any house on this page and matters on a coast that loses power. Parking is secured for ten cars. A caretaker and a manager are on site.
The villa sits between Alibaug and Roha, about 35 to 40 km from Mandwa jetty — roughly an hour's drive. Pets are not allowed. Rated 4.9.
Nine bathrooms to eight bedrooms, with the extra one by the pool so wet guests are not walking through the house. At twenty-four people that is the difference between a working morning and a queue.
Ten cars. Most large villas on this coast park four or five, which quietly becomes the problem when twenty-four people arrive from different places. This is the rare house where the car count is not the constraint.
A 1,500 sq ft main pool at 5 ft deep, plus a separate children's pool. For a multi-generational group that removes the usual compromise between a pool adults can swim in and one small children can use.
Both pools are inside the property and yours alone, open 7 AM to 10 PM, with no shared access. We have not taken on a property without a private pool since 2017.
Neither is a drawback for most groups, but both are worth knowing before you book rather than on arrival.
Around ₹74,500 a night. There is one house at this size, so what moves the price is the calendar rather than the property.

Starting rates, excluding taxes. Weekend, long-weekend and festival dates are priced higher. Send us your dates for an exact quote.
Across twenty-four guests that is roughly ₹3,100 a head. Worth comparing against Gatsby House at nine bedrooms, which is about ₹58,000 — cheaper despite the extra bedroom, though it is a very different property. Mid-December to early January is the peak and goes three to four months ahead.
Yes, and the cabana, gazebo, bonfire pit and barbecue are set up for it. The living room takes fifteen to twenty indoors if the weather turns. Not every house permits events and the ones that do usually cap the guest number, so tell us what you are planning when you enquire and we will confirm what the owner allows rather than letting you find out after booking.
| Route | How it works | Best for |
|---|---|---|
| Ferry to Mandwa | From the Gateway of India or Bhaucha Dhakka, roughly an hour, then about an hour's drive to the villa | Guests travelling light |
| Road via the Atal Setu | Roughly 100 km to Alibaug, two to two and a half hours, then onward | A group arriving in several cars — and there is parking for ten |
| Road via Panvel | The older route, around three hours | Travelling from Navi Mumbai or Pune |
Because the villa is 35 to 40 km beyond the jetty, the road is usually the simpler choice for a group this size. Ferries are suspended in rough weather through the monsoon. Send the location pin to every driver rather than the villa name.
| Season | Months | What to expect |
|---|---|---|
| Peak | Mid-December to early January | The best weather and the highest rates. Book three to four months ahead |
| High | October–February | Dry, mild, the sea at its calmest. The season for large groups |
| Shoulder | March–May | Hot and humid. The lowest rates, and when two pools earn their keep |
| Monsoon | June–September | Green and cheap. The sea closes, ferries are disrupted, and the generator matters |
With one house at this size in Alibaug, peak dates go early and there is no second option at eight bedrooms on this coast.
Meal packages are available, cooked on site by the villa's own staff and charged per person per day separately from the tariff, with a reduced rate for children. For twenty-four guests, agree the menu and headcount when you book rather than on arrival. The villa page carries more than one historic rate, so ask us to confirm the current per-person price when you enquire.
Around 74,500 rupees. There is one house at this size, Amara Villa, so there is no range to quote. Across twenty-four guests that is roughly 3,100 rupees a head. Meals are charged separately.
One, Amara Villa. Eight bedrooms is a narrow size on this coast and we would rather say so than pad the page.
Up to twenty-four, across eight air-conditioned bedrooms. The living room seats fifteen to twenty comfortably. Tell us your headcount and we will confirm what the house takes rather than letting you squeeze.
Nine — eight ensuite plus a common one by the pool, so wet guests are not walking through the house. At twenty-four people that extra bathroom is the difference between a working morning and a queue.
The main pool is about 1,500 sq ft and 5 ft deep, with sun loungers and an open deck, and there is a separate children's pool. Both are private to your group and open 7 AM to 10 PM. The second pool is unusual and genuinely useful if the group includes small children.
Between Alibaug and Roha, about 35 to 40 km from Mandwa jetty — roughly an hour's drive. That is further inland than most Alibaug villas, so if a short ferry transfer matters to you, factor it in.
No. Pets are not allowed at Amara Villa. If you are travelling with a dog, tell us and we will send you the houses on this coast that do accept them.
Secured parking for ten cars, which is well above the norm for a large villa here. Most park four or five, and that quietly becomes the problem when twenty-four people arrive from different places.
Generator backup runs for up to forty-eight hours, the longest of any house at this size on our books. On a coast that loses power in the monsoon, that is worth more than it sounds.

No — Gatsby House is about 58,000 rupees with one more bedroom. They are very different properties, though: Gatsby sits on eleven acres with a games room and billiards, while Amara has the two pools, the longer generator backup and parking for ten. Compare them on what your group actually needs.

No. This is a whole-villa booking. The house, the grounds and both pools are yours alone for the length of your stay. If your group is smaller, the five and six-bedroom pages will suit you better on price.
Yes, a caretaker and a manager. Bedrooms have key-card access.
By road via the Atal Setu it is roughly 100 km to Alibaug and then onward, two and a half to three hours in total. The ferry to Mandwa takes about an hour but leaves you an hour's drive short of the villa. For a group this size the road is usually simpler, and there is parking for ten cars. Ferries are suspended in rough weather through the monsoon.
Three to four months for Christmas and New Year. With one house at this size there is no second option at eight bedrooms on this coast, so peak dates go early.
Open the villa page. It shows a live calendar with the dates that are free and the rate for those nights, and takes the booking directly on the site.
