9BHK Gatsby House

Nine air-conditioned bedrooms, all with balconies and double beds, with extra mattresses available on request. There are nine private bathrooms plus two common ones, and one has a jacuzzi.

The pool is 37 ft by 22 ft and 4 ft deep. The grounds run to eleven acres and include an artificial pond — which is ornamental; swimming in it is not allowed. Indoors there is a games room with table tennis, foosball and carrom, separate billiards and snooker tables, a twenty-seater dining table, a bar, and a conference room available on prior approval.

It is pet-friendly. Parking is secured for five cars. Rated 4.8.

Why nine bedrooms in Alibaug?

It costs less than the eight-bedroom house

At around ₹58,000 it is roughly ₹16,500 a night cheaper than Amara Villa with one bedroom more. The two are different propositions — Amara has two pools, forty-eight hours of generator backup and parking for ten — but if the land and the games rooms matter more to you than those, this is the better-value house.

Eleven acres

Space is the thing you cannot add to a villa later. For a group that wants to spread out, walk, or run a programme outdoors without being on top of each other, this is the largest plot at any size on this coast.

Built for a group that stays in

Billiards, snooker, a games room, a twenty-seater dining table and a conference room is an unusual combination. It makes the house work for a company offsite or a long weekend where nobody particularly wants to drive to a beach every day.

A private pool, like every villa we take

The pool is inside the property and yours alone, with no shared access and no slot to book. We have not taken on a property without a private pool since 2017.

What you should know before booking

• The outdoor jacuzzi next to the pool is not working. The two indoor jacuzzis are fine. The owner discloses this and so do we — do not book expecting the poolside one.
• The pond is not for swimming. It is ornamental.
• The geysers are solar, so hot water temperature can fluctuate, particularly on an overcast morning.
• Wi-Fi is subject to network availability — not a guarantee of a working connection for a day of video calls.
• Parking is for five cars against a houseful of guests, so plan the car count before you travel.

We would rather you knew all five before booking than discovered them on arrival.

How many guests does it take?

The listing shows up to eighteen, while the living room fits thirty to thirty-five and the crockery is set for thirty-six — so the house was clearly built to entertain more people than sleep in it. That is a useful distinction: it comfortably hosts a daytime gathering larger than its sleeping capacity. Tell us both numbers — how many are staying and how many are coming — and we will confirm what is allowed, since guest counts must not exceed what is booked.

How do you get to Alibaug from Mumbai?

Ferries are suspended in rough weather through the monsoon, so between June and September plan on the road. Send the location pin to every driver rather than the villa name.

Meal packages are available, cooked on site and charged per person per day separately from the tariff, with a reduced rate for children, covering breakfast, lunch, high tea and dinner. Jain and vegan options are available on request. Orders need 72 hours' notice with payment 48 hours before check-in, so agree the menu and headcount well before you arrive.
