Where to Stay in Alibaug: Mandwa, Kihim, Nagaon or Kashid

✍️ Stay Ananta🕐 8 min read
Alibaug is not one place. It is a 40-kilometre stretch of coast with half a dozen distinct beach belts, and a villa in Mandwa and a villa in Kashid are two different holidays at two different prices. Most people book without knowing which belt they are in. This is the guide we wish every guest read first.

Why the belt matters more than the house

We hold 78 villas across our luxury villas in Alibaug list, and the single biggest driver of whether a guest comes back happy is not the house. It is whether the location matched the trip they had in their head.

A couple who wanted a quiet beach and booked in Nagaon on a long weekend will find food stalls, banana boats and crowds. A group of twenty who wanted somewhere to walk to dinner and booked in Kashid will find a beautiful beach and nothing open after nine. Both houses may have been excellent. Neither trip worked.

The belts, north to south

Mandwa

The closest belt to Mumbai and the most expensive. Mandwa jetty is where the ferry lands, so the drive from the boat to your villa can be ten minutes. It is the belt of large private estates, the one with the best road access, and the one where rates run highest for the same bedroom count.

Luma is the clearest example — seven bedrooms, eight bathrooms, 350 metres from the jetty, ₹84,000 a night. If you are arriving by ferry with a large group and do not want a long transfer at the end, Mandwa is the answer and you pay for it.

Kihim

Ten minutes north of Alibaug town, backed by casuarina and palm, with a long flat beach that stays quiet even on weekends. Kihim is the belt we recommend most often to families and to couples, because it is close enough to town for a meal out and far enough from Nagaon to avoid the crowd.

This is also where the price-to-quality ratio is best. Villa Lemonade gives you five bedrooms and eight bathrooms at ₹35,500, which is unusual anywhere in Alibaug.

Alibaug town, Varsoli and Awas

The practical choice. You are walking distance or a five-minute drive from markets, chemists, restaurants and the fort, and the beaches here are usable rather than beautiful. If anyone in your group has a reason to need a town nearby — small children, an older relative, a work call that needs a reliable connection — this is the belt.

Nagaon and Akshi

The busiest and most commercial belt, and genuinely fun if that is what you want: water sports, horse carts, beach shacks, parasailing. Rates sit in the middle of the Alibaug range. Avoid it if your plan is to read a book by the pool on a Saturday in December.

Kashid

About 30 km south of Alibaug town, and the best beach on this coast by a clear margin — a white crescent between two headlands, far cleaner and emptier than anything to the north. The trade-off is isolation. There is very little commercial life, and once you are in Kashid you are staying in Kashid.

Casa Bella at Kashid is the one to look at: six bedrooms, nine bathrooms, ₹60,000. For a group that wants the beach and nothing else, this belt is the right call.

Revdanda, Korlai and Roha (inland)

Further south and inland, these are the belts where you get the most house for your money. Sasha Farms at Roha is four bedrooms at ₹21,500. You are trading beach proximity for space and price, which for a large group booking in monsoon is often the better trade.

Getting there, and why it changes your choice

There are two ways in, and they point you at different belts.

By ferry. The fast catamarans from the Gateway of India and Bhaucha Dhakka reach Mandwa jetty in about twenty minutes, and the Ro-Ro service takes cars. This is the fastest route and the most pleasant, but it ends at Mandwa — so every kilometre south of the jetty is a road transfer you still have to make. Ferries are weather-dependent and are often suspended in the heart of the monsoon, so check before you plan around them.

By road. Since the Atal Setu opened across the harbour, the drive from south Mumbai is roughly two hours in good conditions, going via Panvel and Pen. It is about 110 km. Driving removes the transfer problem entirely and makes Kashid and Revdanda realistic, which they are not if you are relying on taxis from the jetty.

The practical rule: if you are taking the ferry, book north — Mandwa or Kihim. If you are driving, the whole coast is open to you, and the better value sits in the south.

Now pick the size

Once the belt is settled, the house follows from your headcount. This is how the 78 Alibaug villas split:

At the very top of the range, Acasa is the most expensive house we hold here — five bedrooms, seven bathrooms, ₹1,05,000 — and it is priced on finish, not size. If that is the kind of stay you are after, our Luxury Collection is the shorter list to start from.

Every Alibaug villa we list has a private pool. Beachfront, in Alibaug, is rare — sea view and sea access are not the same thing.

Three things guests get wrong about Alibaug

“Sea-facing” is not “on the beach”

Coastal regulation means very few houses here sit directly on sand. Plenty have a sea view over a road or a stretch of palm, which is lovely, and a handful are genuinely beachfront. If walking from your pool onto the beach matters to you, say so when you enquire and we will tell you which of the 78 actually do it.

The sea is not the swimming

Most of the Alibaug coast has soft mud flats, a long shallow approach and strong currents in places. Guests swim in the villa pool and walk on the beach. Kashid is the exception where the water is genuinely inviting.

Monsoon is a real season here

June to September the coast is green, dramatic and very cheap, and the ferries are unreliable. If you are driving and you want the whole house to yourself at half the December rate, it is the best-value window in the year. Pack for rain and do not plan the trip around the beach.

When to come

November to February is peak: dry, cool, and the belt where every house is booked out across Christmas and New Year. October and March are the sweet spot — good weather, lower rates, and the five and six-bedroom houses still available a fortnight out. April and May are hot but the pool earns its keep. Monsoon is as above.

A short checklist

  • Pick the belt before the house — it decides the trip.
  • Ferry means book north; driving opens up the south.
  • Ask whether “sea view” means sea access, if that matters.
  • Expect to swim in the pool, not the sea, outside Kashid.
  • For December and New Year, book two to three months out.
  • For monsoon value, drive rather than relying on the ferry.

Tell us the belt you want, your headcount and your dates, and we will come back with three houses rather than seventy-eight. If you want to start from the top, the best rated villas list is the fastest way in.
